Primary Objectives • Delivery of world class residential management service with a custom- er focussed approach. • Embedding the importance of health & safety to the entire port- folio ensuring that each customer receives a premium, safe and secure environment in which to reside. • Adopting The Crown Estate’s ESG and Sustainability principles into the portfolio to support the net zero carbon agenda wherever possible. • Management of a team of property managers, administrators and over- see the management of site staff. • Ensure delivery of Property Manage- ment Services for residential long leasehold, ASTs, service charge and mixed-use portfolios. • Overseeing tenancy set up, renew- als, rent collection, customer man- agement, property refurbishment, management of all complaints (as they are escalated), and daily client liaison. • In relation to the long-leasehold properties and ASTs – dealing and managing all assignments, sublet- ting, insurance, alterations, change of use, leasehold reform manage- ment and liaison with LRA agents. • Management of any sales with ap- pointed agents of vacant property, as well as management and rent officer management of the small statutory tenancy portfolio. • Working closely with other divisions within JLL regarding the introduc- tion of aligned client services to en- sure that the best of JLL is brought to the residential Asset Managers.
Other Responsibilities • Recruitment and management of staff when required. • Annual cost budgeting (revenue and capital). • Overseeing team budgets, manage- ment income and expenditure. • Providing, when required, asset initiative reports – these cover a wide range of opportunities such as buying in short leases, statutory tenancies, change of use, sales and disposals, lease re-gears (outside of LRA), rent reviews and lease renew- als (commercial and residential). • Achievement of contractual KPIs and implement changes to drive per- formance. • Attendance at resident’s meetings. • Cross-sell the skills and services of the other JLL divisions to our client.
Qualifications, Skills and Experience • Senior Residential Property Manag- er with 10-15 years’ experience. • Prime central London estate expe- rience – minimum 10 years on pre- dominantly residential portfolios. • RICS qualified or equivalent. • Long leasehold, Market Letting, and Service charge block management experience. • Sound knowledge of Building Safety Act, Landlord & Tenant Acts, Lease- hold Reform Act and proposed legis- lative changes. • Strong commercial acumen aligned with The Crown Estate’s financial priorities. • Proven track record of leadership. • Management set up experience
