Condo activity held steady, with pending sales off just 1.0% from last year at 406. Homes are also spending more time on the market. In August, single-family listings recorded a median of 22 days on the market, compared to 14 days a year ago. Condo lengths increased to a median of 48 days, compared to 28 days in August 2024. OVERALL OUTLOOK The gradual easing of mortgage conditions appears to have created momentum in the single-family segment, while the condominium market continues to reflect affordability considerations and extended days on market. Overall, the market remains balanced, offering opportunities for both buyers and sellers depending on their objectives. In August, the Oahu housing market held steady overall, though there were modest shifts between the single-family and condominium segments. Single-family home sales increased by 2.4%, while condo sales dipped by 2.5%. Prices are balanced, with the median single-family price lowering by 1.5% to $1,105,500 and the median condo price rising 3.0% to $515,000.
