Originally built by well know Midwest interior designer Odin Oyen, the building had unique style and design characteristics. Because of the building characteristic the creation of urban lofts was a perfect fit for the building. These urban lofts brought social economic diversity to the historic downtown community. This diversity helped start the Renaissance that took place in the La Crosse community historic core. The first-floor businesses include a florist and a general store.

HUNT BECK BUILDING 333 MAIN ST • LA CROSSE, WI

The Hunt Beck Building, once a community blight, required extensive rehabilitation to save one of the city’s oldest structures. During construction, the foundation and exterior walls were found to be in worse condition than expected. The solution involved temporary shoring to support the second floor while new foundations, first-floor walls, and a second-floor support structure were installed. With support from the City of La Crosse and the Department of Transportation, the building was successfully restored. It now serves as residences for the local workforce and is home to a popular Mexican restaurant.

The Tausche Hardware Building was a small footprint historic rehab project. Through the utilization of historic tax credits, upper floor loan program, and private equity we were able to transform this underutilized community asset to a highly sought-after urban loft. The small-scale of the building allowed for quaint environment with high-end amenities. One of the highlights of this project was saving 100-year-old hand-painted billboard that was on the wall of the building. We sealed the billboard for protection and to comply with historic tax credits then encapsulated the billboard with wall structure.

AGRIWILD© is the proprietary method utilized by Three Sixty to create healthy built environments for neighborhoods and communities. This approach considers food sources for animals and humans, site ecology, carbon sequestration, storm water management, habitat creation, and the incorporation of a natural, ‘wild’ element into the neighborhood. These elements combine to create a robust and healthy sense of place for residents and neighbors of the development. AGRIWILD © is an innovative and holistic approach to urban and community planning that aims to create environmentally sustainable and thriving neighborhoods. HEALTHY BUILT ENVIRONMENTS We focus on creating living spaces that promote the well-being and health of both humans and the natural environment. We integrate thoughtful, nature-provoking spaces, promote walkability, and create connecting trails. We offer community gardens with composts and replace sod with prairie gardens and other native landscaping. SENSE OF PLACE Fitness center and communal spaces for residents to gather and socialize fosters a strong sense of place for our residents. SITE ECOLOGY Understanding and respecting the existing ecological dynamics and natural features of a site is crucial for sustainable development. We carefully restore or preserve native vegetation and wildlife habitats surrounding our developments. STORM WATER MANAGEMENT Proper handling of storm water is essential to prevent flooding and water pollution. Our planning has involved permeable pavements, biofiltration, engineered soil to remove contaminants, native plant ecology, and rain gardens. THREE SIXTY ADVANTAGE IN ACTION
The building at 415 N. 6th Street, once home to the La Crosse County Jail and Administrative Offices, held a rich history—and a significant asbestos problem. When the county had to relocate, Three Sixty Real Estate Solutions stepped in with a visionary plan. Partnering with the city of La Crosse community stakeholders, lead to the relocation of the administrative offices to a new development within the Associated Bank building, which was expanded to include additional space in a $65 million mixed-use project.
In partnership with Borton Construction, this strategic move allowed us to undertake a $16.5 million renovation of the old, asbestos-filled county building, transforming it into The Hub on 6th. Today, this property boasts 18 rooftop condos, 95 apartments, and 6,000 square feet of commercial space, all featuring state-of-the-art technology and sustainable amenities. This project exemplifies the Three Sixty Advantage—taking calculated risks, capitalizing on trends, and working with partners to create custom communities that maximize a location’s potential. In total, approximately $100 million was invested in revitalizing the urban core of La Crosse, Wisconsin.

Three Sixty has a proven performance record of accomplishment in complicated trouble assets. From time to time the best of development doesn’t go as planned. This was the case of The Watermark, located in Green Bay, WI. This New Market Tax Credit venture hit a snag due the timing of the great recession. Problematic in the debt was forbearance agreements preventing foreclose, which would have left the project sitting still for years, most likely ending in litigation. Three Sixty lead the team on the complicated repositioning process, which ultimately lead to The Watermark being a valuable contributing building to the community. Three Sixty expertise, deal structure creativity, and respect for the multiple lending organizations, tax credit, and community partners involved in the original transaction lead to a successful project. THREE RIVERS PLAZA-LA CROSSE, WI
In partnership with Borton Construction, Three Rivers Plaza is a $35 million brownfield redevelopment project that transformed the area and will positively impact the community for generations. Collaborating with local La Crosse, WI business partners, we addressed land issues, environmental remediation, and infrastructure challenges. Utilizing TID, TIF, and local investment for financing, the site now features 44 condominiums, a Festival Foods grocery store, 12,000 square feet of retail, 30,000 square feet of office space, and a historic 12,000 square foot office building renovation.
CANDLEWOOD SUITES- LA CROSSE, WI
Built in the height of the great recession with bold focus on the future, the Candlewood Suites is a 92-room extended stay hotel built on a brownfield site. The site included remediation, floodplain mitigation, easements, and including SBA funding. Candlewood Suites was phase two of the catalyst project, Three Rivers Plaza, and was built to a higher design and material standard than franchise requirements. In a time when others would have postponed the project or lessened the quality our team continued to raise the bar with a long-term investment

5th Ward Residences, a collaboration with Borton Construction and Three Sixty Real Estate Solutions, LLC, is a transformative two phase market-rate housing development project aimed at positively impacting the Lower Northside/Depot Neighborhood of La Crosse, WI. THE CHALLENGE OUR SOLUTIONS
The 12-acre site of the 5th Ward Residences, once home to Trane Plant 6, faced significant challenges as it transitioned from an industrial facility to a potential redevelopment project. After years of vacancy and multiple failed redevelopment attempts, the site required extensive environmental cleanup due to contaminated soil, along with finding a viable use that aligned with the evolving needs of the community. The neighborhood surrounding the site was characterized by below-average income levels, with 29.2% of the workforce employed in manufacturing and laborer occupations, further complicating the development of a project that would have a meaningful and positive impact on the area.
Recognizing the community’s changing needs, Three Sixty Real Estate Solutions transformed the site into the 5th Ward Residences, a mixed-use development that addresses both environmental and economic challenges. Leveraging federal and state grants for site preparation, as well as Trane’s commitment to funding the environmental cleanup, Three Sixty developed a residential-oriented project that includes market-rate apartments tailored to the needs of the local workforce.
