Method & Terms The acres in this brochure are estimated; a survey is in progress and will be completed prior to sale day. All 8 tracts will be sold on a price per acre basis, with the final surveyed acres being used to constitute the settlement price. All 8 tracts will be offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can elect (in any order) any or all tracts for their high bid. Buyer’s Choice auctioning will continue until all 8 tracts have been sold. The farm will NOT be offered in its entirety at the conclusion of the auction. Ten percent (10%) of the bid price to be paid on the day of sale, with the balance due at the time of closing, on or before March 27, 2017. Title Insurance will be issued in the full amount of the purchase price. The 2016 real estate taxes, due and payable in 2017, will be paid by the sellers. The 2017 and all subsequent real estate taxes will be the responsibility of the new buyers. Full possession will be given at the time of closing. Immediately following the auction, the successful buyer(s) shall enter into a written purchase agreement with the sellers. All announcements made sale day take precedence over prior advertising either written or oral.
