Advanced Coordination for Complex Projects Our in-house Licensed General Contractors and project managers initiate the following advanced coordination steps as needed to protect timelines and ensure long-term success: Permit management : We begin the permitting process early, leveraging our knowledge of local requirements to stay ahead of potential bottlenecks. (Does not include community compliance since laws dictate the owner is responsible.) Trade integration: We coordinate with electricians, plumbers, and AV/automation specialists when needed to integrate these scopes into our schedule. Finalized construction packets: We create detailed, field-ready documents including layouts, specs, phasing plans, and technical notes. Engineered documentation: We finalize stamped structural and hydraulic plans as needed for pools, retaining walls, structures or complex drainage strategies. Site readiness work : Exploratory digs, soil testing, and foundational assessments are performed to ensure future structures, pools, and plantings are designed for long- term performance and integrity. In-House, Year-Round Crews: Why It Matters Unlike subcontractor-heavy models that create chaos and inconsistency, our projects are built almost entirely by our own professionals who are trained to our standards and held accountable by our leadership. This allows for: Streamlined build-schedules and communication Higher quality control Faster conflict resolution and fewer scheduling or scope gaps More accountability: One company is responsible Payment Terms & Project Kick-Off To support clarity and consistency throughout the build, our payment terms follow a structured, milestone-based schedule: A project initiation retainer is collected at signing to secure your timeline and initiate planning tasks. The next retainer is due upon the start of the project. Progress payments are invoiced based on actual work completed. (Our software tracks tasks, time, and materials to the minute). A final payment is due upon completion and post-project walkthrough. This approach supports forward momentum, ensures financial transparency, and reflects our commitment to delivering on what we promise—without surprises.
