As we look forward to 2025 and the growth of our city and surrounding areas, the Home Show is a great place to connect with local builders, renovators, and vendors. As the president of the St Thomas and Elgin Home Builder’s Association (STEHBA) I would like to personally welcome you to the Home Show and to see what STEHBA offers to our members and the local communities. Over this past year and a half, Angela Devries (CEO of STEHBA) and I have been spending time at meetings and conferences with Government Officials, Developers, Builders, Renovators and trades from across the country and locally, so we can find ways to grow our local association and have a positive impact on the citizens of our communities. We work to create change through advocacy work at the national level through the Canadian Home Builder’s Association, the provincial level through the Ontario Home Builder’s Association, and locally through our City and Counties. As part of each of these associations, we work hand in hand to promote the building and renovation industry and to help create more housing for St. Thomas and Elgin County. As part of our drive to create the next generation of this industry, we pride ourselves in helping future students who choose a path in trades. From scholarships to working with high schools for co-op placements, job site tours, apprenticeships, and job opportunities, we can guide this next generation to our members for them to pursue their careers in the trades. In 2024, we saw over 600 homes being built in the area, including single-home dwellings, multi-generational dwellings, purpose-built rentals, and low-rise to high-rise opportunities for housing. Our goal is to be an advocate for the construction industry in St. Thomas and Elgin and we strive to be a driving force in this change for the future, creating a sustainable environment for the next generation. Elgin County Plumbing is Renovating Homes and Expectations Chris Forbes had always been fascinated by the intricate maze of pipes and valves hidden behind walls and beneath floors. From a young age, he was drawn to the world of plumbing—a field where a well-timed wrench and a keen eye could transform chaos into order. After spending years honing his skills with various local plumbing businesses, he yearned to chart his own course. With the support of the Elgin Business Resource Centre, he and his wife, Nicole, took the plunge and founded Elgin County Plumbing. Fourteen years later, they remain dedicated to serving the St. Thomas and Elgin community with expertise and care. “We’ve been in business for 14 years now,” Chris said proudly. “But it feels like just the beginning. I’ve been doing this for 20 years, and I absolutely love my job. This is my superpower. When you can’t flush your toilet, and I show up, I am the man of the hour. I get some personal satisfaction out of that.” Beyond their passion for plumbing, Chris and Nicole have always been focused on making life easier for their customers. That commitment led them to launch their Annual Plumbing Service Plan in 2024. “Nobody likes surprise plumbing problems—or the unexpected costs that come with them,” Chris explained. “That’s why we created our plumbing service plan: to help homeowners stay ahead of issues, save money, and enjoy peace of mind.” The plan includes a yearly plumbing inspection by a licensed professional, helping homeowners catch small issues before they turn into costly repairs. It also offers priority service and eliminates after-hours fees. “We noticed that many of our customers needed their main drain cleared once or twice a year, but budgeting for those costs wasn’t always easy. So, we came up with a simple solution: a monthly subscription plan,” Chris said. “That way, whether it’s a midday leak or a midnight emergency, we’ve got you covered—without the sticker shock.” Nicole emphasized how the plan was tailored to meet the needs of their customers. “We will have three plans to suit our customers’ needs and budgets,” she said. “Discounted parts, priority service, drain maintenance—you name it. And we’ll be the only local company around offering a service like this. When you call Elgin County Plumbing, you’ll speak to a real local person, either Chris or myself, not a call centre out of Toronto.” Chris explained the financial benefits of the plan. “For non-plan members, when I get called out on a Sunday, it’s double time. A plugged sewer costs around $300 at our normal rate; on a Sunday, it would be $600. So, if we can provide our customers with the peace of mind of a regular monthly payment versus a huge bill, that sounds like a win for the customer.” Nicole agreed. “When you have a once-a-year inspection, we go over everything and catch small problems before they become big, costly repairs.” Elgin County Plumbing has also become a trusted partner for homeowners tackling renovations. Winter can be hard on a house, leaving behind hidden damage that needs attention before the warmer months take hold. A few preventative measures can help protect your home and keep it running smoothly throughout the season. One of the first areas to inspect is the roof. Addressing minor problems early can prevent costly repairs and provide peace of mind as seasons change. Spring cleaning often goes hand in hand with home maintenance, making it a great time to clear out clutter that could pose safety risks. Excess storage in hallways or near electrical panels can become hazards in an emergency. Taking a fresh look at the home’s layout and removing unnecessary items can improve both safety and organization. Examining the home’s exterior for any cracks or damage is essential. Walkways, driveways, and steps may have developed cracks due to freeze-and-thaw cycles. Repairing these early can prevent tripping hazards and further deterioration. Wooden decks and fences should be checked for signs of rot or loose boards; resealing them can extend their lifespan while keeping them safe to use. Spring is an ideal time to test smoke alarms and carbon monoxide detectors inside the home. Batteries should be replaced if they haven’t been changed recently, and any expired units should be replaced (units expire after 10 years). Fire extinguishers should also be inspected to ensure they are in working order and stored in easily accessible locations. The change in season is also an opportunity to check the home’s plumbing for leaks. Pipes, especially those in unheated areas like basements and crawl spaces, can develop small cracks over the winter. Checking for damp spots under sinks, around appliances, and near the water heater can help catch minor leaks before they become significant. Outdoor faucets and hoses should also be tested for damage caused by freezing temperatures. As the heating season comes to an end, it’s a good idea to schedule maintenance for the air conditioning system. Filters should be cleaned or replaced, and vents should be inspected for dust buildup. A professional check-up can ensure the system is running efficiently before the summer heat arrives.

“I’ve always been drawn to the challenge of turning a concept into a fully realized space. With 19 years of experience in residential and commercial design, I’ve worked on projects of all scales. I am a Registered Interior Designer and ARIDO member, bringing professional standards to every project." "The existing house was approximately 1,700 square feet, and they couldn’t envision how we could expand it to the 4,000 square feet they needed without starting fresh," Danielle recalls. "We explored both new construction and renovation options, presenting layouts for each. In this municipality, permits for a new build would have taken 12 to 18 months, while a renovation permit was significantly faster and more cost-effective. By carefully working within the city’s renovation requirements, we maximized every inch of allowable change, keeping just enough of the original structure while pushing the boundaries of what qualified as a renovation." The project involved significant structural changes, including two additions, and raising the ceiling heights on both floors. "This project was a true exercise in creative problem solving," Danielle says. "We balanced design, construction methods, and permit constraints to deliver a home that felt entirely new. What would have been a long process for a new build was instead designed, permitted, and constructed by our team within 18 months—the same time it would have taken just to get approval for new construction. This allowed our clients to move into their dream home much sooner, without compromising on space, design, or quality."
