Thank you for your interest in the post of Lead Property Develpment Manager (Humber Port) at Associated British Ports. This is part of the new ABP Property strategy in their Humber Port Property team and it will be central to the success of the future development pipeline and revenue growth. Associated British Ports (ABP) is the largest port operator in the UK. It is also one of the biggest commercial landowners in the country. There are four ports within the Humber Port region of ABP.

Grimsby Although retaining its strong

Immingham The Port of Immingham offers an extensive range of roro and lolo freight services to Northern Europe, Scandinavia, and the Baltic. With river and in-dock deep-water facilities and easy access to the major trade routes, Immingham is less than 24 hours from a European market of 170 million people. Modern rail infrastructure handles more than 260 rail freight movements a week, with the port also offering high-speed road links - from the M180 through to the M18 and M1 - allowing UK-wide cargo distribution from a location strategically close to the UK’s industrial heartland.

Goole As the UK’s most inland port, Goole is ideally situated for access to the country’s transport infrastructure. Located on the River Ouse, some 50 miles from the North Sea and less than two miles from the M62, Goole is only 30 minutes’ drive from the industrial areas of West and South Yorkshire. The North Midlands and the North- West are no more than an hour’s drive away. The port also has rail connections to many berths and well- used canal connections to West and South Yorkshire. The 310-acre Capitol Park distribution centre is conveniently located close by.

Hull The Port of Hull on the north bank of the Humber Estuary is just 20 miles from the North Sea. The port is connected by dual carriageway road links to the M62 and then M18, and M1, to service the whole of the British Isles. It is also connected into the inland waterways system. ABP Humber is working with Siemens on the £310m Green Port Hull development, a wind turbine blade manufacturing, assembly and servicing facility on the Alexandra Dock. As well as containers, ferry travel and roro, Hull specialises in handling forest products and a range of bulk commodities, while BP has a strong presence in the chemical market. Hull is also home to the UK’s first fully- enclosed cargo-handling facility for weather-sensitive cargoes such as steel.

connection with the fishing and food industry, Grimsby is the UK’s major car import terminal and is at the forefront in serving the developing offshore wind energy industry. Grimsby River Terminal can accommodate vessels carrying up to 3,000 vehicles and the port handles more than 500,000 vehicles each year as both imports and exports. Grimsby is located just seven miles from the open sea, on the south bank of the River Humber and within easy reach of the UK’s industrial heartland. The M180/A180 dual carriageway runs right to the dock entrance, providing fast links to the M18 and M1. There are also direct quayside rail connections which link the port to the national railway network.

KPI’s • Working closely with the Property Asset Manager to identify new strategic acquisitions • Balancing risk and value to achieve financial feasibility i.e. land value, development cost, optimum use and rental level and achieving viable IRR’s • Progressing and growing the development pipeline and prioritising opportunities • Oversight of full project costs and ownership of EBITDA growth aspirations • Supporting in the selection of third party consultants to ensure the most effective team in place • Working in an integrated manner with the overall Project Development Manager during the development phase up to FID • Lead on all planning matters in the region, including LDP representations, policy changes and other planning matters (W&SSP & Humber) • Identify property funding opportunities and lead applications

Manage all wider non-development planning matters across the region. • Preparation of appraisals and reports. Financial feasibility studies and viability appraisals • Assisting the Lead Property Asset Manager in all aspects of the marketing process from managing the marketing team to disposal • Working alongside the overall Project Manager and consultant teams as Property Lead on development projects, ensuring they are developed in line with market expectation and maximising value to ABP. • All facets of development appraisal work from land acquisition, through working alongside the overall Project Manager on the full development and delivery phase of the project. • Lead and manage property funding opportunities. • Work with stakeholders on management of the disposal of property asset

Purpose Responsible for the identification and management of development land including acquisition and disposal to right size the estate and deliver optimum use of the property portfolio to enable rental growth. Scope ABP Property is the largest port related property operator in the UK, with an annual rent roll of £120m, and a land bank of 1,800 acres with the appetite to acquire further strategic land holdings. The Lead Property Development Manager, as part of the new ABP Property strategy, will play a crucial role in the development process of ABP’s strategic land holdings appraising viability and deliverability. From the initial identification and financial feasibility of sites, monitoring through to delivery, working closely with the Senior Property Asset Manager, Project Manager and all other stakeholders.

• Ability to undertake development appraisals – sound experience of Argus Developer • An understanding of environmental and sustainability best practice • Full driving licence Experiences • Experience of successful development delivery across the UK, and land acquisitions. Essential • Previous, proven experience of cradle to grave property development • Demonstrable knowledge of, and ability to manage, end to end development process from a technical perspective • Proven experience of the appointment and successful management of consultants • Proven experience of risk identification, assessment and mitigation • Comprehensive understanding of the UK planning process and laws • Strong verbal, numerical and written communication skills to support interactions with wider company and external parties • Tenacious with a will to succeed, and solid negotiation skills. • The job holder will have the ability to quickly strike rapport with internal/external stakeholders • Excellent networking skills – capable of operating in varying cultural environments in a development process • Analytical – capable of articulating and reporting using business and financial metrics • Able to interpret complex information and data • Planning and prioritisation skills • Ability to deliver to deadlines and self-manage
