A Message ... FROM THE GENERAL MANAGER

ANDY ANDREWS COO/ GENERAL MANAGER

COMMUNITY UPDATES: SECURITY ENHANCEMENTS, CULINARY NEWS, AND MORE!

First, a new pedestrian security gate has been installed at the far end of E. Tonto Verde Drive, providing access to the National Forest. This gate ensures a controlled entry point for residents while helping to deter unauthorized access from outside the community. To open the gate, use the code 18401. If the gate does not open immediately, press the letter “C” (for clear), re-enter the code 18401, and turn the handle. The Security Committee of the Tonto Verde HOA Board of Directors is pleased to report on the completion of two key initiatives aimed at enhancing the perimeter security of our community.

Second, we completed a full repair of the barbed wire fence line that separates Tonto Verde from National Forest land. The repairs span from Forest Road to Box Bar Road and will further help prevent unapproved entry into our property. We thank the Security Committee for their continued diligence in maintaining the safety and privacy of our beautiful desert community. NEW CHEF JOINS TONTO VERDE We’re thrilled to share some exciting culinary news! After reviewing dozens of resumes and conducting six rounds of interviews with local chefs, we have officially hired a new executive chef who will begin on Tuesday, April 8th.

We want to extend a big thank- you to Tom Stupek and Susan Warzecka for their time and thoughtful participation throughout the interview process. Stay tuned—more details about our new chef and his background will be shared soon!

Choosing a financial advisor is a life decision that can determine your financial security for years to come. A recent study found that 71% of adults admit their financial planning needs improvement. However, only 29% of them work with a financial advisor. There are several key factors when considering hiring a financial advisor: 1. Always Hire an Advisor Who Is a Fiduciary - By definition, a Fiduciary is an individual who is ethically bound to act in another person’s best interest. Fiduciary financial advisors must avoid conflicts of interest and disclose any potential conflicts to clients. 2. Don’t Hire the First Advisor You Meet—While it’s tempting to hire an advisor closest to home or one from the Yellow Pages, this decision requires more time. Interview several advisors before picking the best match for you. 3. Always Ask About Credentials—Financial advisors are required to be credentialed and licensed, and many also become Certified Financial Planners (CFP). 4. Understand How They Are Paid—Some advisors are “fee-only” and charge a flat rate regardless of the situation. Others charge a percentage of your assets under management. Some advisors are paid commissions by mutual funds, which is a serious conflict of interest. Be careful and aware. 5. Select an Advisor with the Correct Specialty ---- Some financial advisors specialize in retirement planning, while others are best for business owners or those with high net worth. Others are best for young professionals starting a family. Understand which advisor’s strengths and expertise are best for your circumstances. A Tonto resident recently reported the theft of mail order items from her front door area. Please do what you can to improve the security of your property by installing door bell cameras or other surveillance equipment.

TONTO CARES/ VERDECARES GALA SUMMARY

The 2nd Tonto Cares Gala for VerdeCares was a huge success with the Tonto Verde Community strongly demonstrating that neighbors truly do care about neighbors. Just as VerdeCares has a model working relationship with the fire department to watch over us, we at Tonto Verde have a unique opportunity to fundraise for a cause that gives directly back to the community in which we live. It was a very fun, high-energy event in every way, with 126 people attending the Gala on Valentine’s Day, February 14th, and about 150 people involved, including the non-attending donors and bidders. Many took the opportunity to dress in their Valentines and Gala attire. Upon entering, the attendees were greeted by the Besekes from VerdeCares, as well as by Ken and Beth Holec the Chair and Hostess for the event. Attendees participated in a wine tasting and silent auction bidding on the many high-quality items, all while being serenaded with beautiful piano music during the cocktail hour. Upon entering the dining area, guests were met with beautifully decorated tables, and when seated, were served a delicious meal of filet mignon and jumbo prawns with a lemon champagne sauce by Chef Aaron. The finishing touch was Chef Sarah’s Lava Cake with ice cream. The program included an overview of VerdeCares including a heart-warming story from residents and VerdeCares volunteer Morrie Conway about how VerdeCares had a significant impact on his father, extending the time for him to age in place. A “Fund-The-Need” program and the most energetic Live Auction ever followed with competitive bidding from all corners of the room.

The highlight of the evening was the comedian Mark Cordes, known as “The Spouse Whisperer,” who did a couple of comedy performances during the evening. Mark himself is 69 years old, so his stories and jokes resonated with the attendees. First, Mark played off pre- event survey responses from attendees to questions such as who is right most often, or what is your partner's most redeeming quality. Those responses proved we have many comedians amongst us and gave Mark a lot of cannon fodder with which to work. The evening concluded with Mark doing a clean and hilarious stand-up routine. Many said they hadn’t laughed that hard in years and asked that we bring him back next year if we can. The numbers are now in, and we generated a record $238,000 in proceeds for VerdeCares. In that number are 17 people who donated $5,000 or more and joined a new distinction level called the Tonto Cares Sustainers Circle. These results will be significant in helping VerdeCares meet its top 2025 challenges, including beginning the long journey of succession planning by adding a paid, key Vicki Beseke-like care resource to the staff. Thank you to the many volunteers, HOA staff, attendees, and donors for making this year’s Tonto Cares event a huge success! We are excited to be planning the 2026 Valentine’s Day Gala. Plan now to attend so you don’t miss out on next year’s fun!

On March 11, 2025, Rio and Tonto Verde volunteers successfully cleared our western border as part of the Firewise initiative. The volunteers dedicated 72 hours to working along the western boarder of

Tonto Verde and 143 hours along the western border of Rio Verde, totaling 215 hours. The western border has been fully prepared for the approaching summer and the peak fire season risk.

Finished up and headed home after establishing a clear defensible buffer.

The Habitat for Humanity volunteers have worked for fourteen days, and the house is already nearing completion. Thanks to our generous community, we’re also very close to reaching the funding goal. The goal is $130,000 and funding has reached $122,956. If you’re the generous individual who makes the donation that puts funding over the top, we’ll deliver a gift to your door. How fun is that? VERDES HABITAT TEAM UPDATE This is not an April Fools' Joke …

Habitat for Humanity builds homes for qualified families to achieve their dream of home ownership. The recipient family pays for their home with an affordable mortgage and the down payment of at least 200 sweat equity hours building alongside our volunteer builders. Donations fund the building materials and ultimately make the miracle of home ownership a reality. You can help finish the funding for home #29 by writing a check to Habitat for Humanity Central Arizona. Be sure to note “VERDES” in the subject line and deliver your check to the HOA office in either Rio Verde or Tonto Verde. For more ways to help, grab a postcard from the supply on the front counter at Tonto Verde Association, on the wall at the Rio Verde post office, or in

The following individuals participated in this effort: Beth Evans, Denny Meyers, Kay Sorenson, Maria Walters, Tim Estes, Elisa DeMartino, Eric Jorgenson, and Tom Frank. A core team comprised of individuals who contributed on 10 or more days include Dwaine Abbe, Bob Hajicek, Russ Sanders, Larry Markus, and Diane Newcomb. Please extend your gratitude to these individuals for their significant contributions on behalf of our entire community. Please submit your landscaping receipts or sweat equity hours to the HOA office. This information is necessary for our Firewise recertification, which is due in November.
