Operational Manager – Off Campus Accommodation

Job Purpose: Provide effective leadership and property management for a team of 12 – 15 team members and a portfolio of approximately 2,000 properties. Ensure all properties that are leased to the University meet legal and local safety standards. Develop Warwick Accommodation’s information system to ensure that the processes are effective and efficient. Duties and Responsibilities • With the Senior Property Manager develop, implement and communicate a coherent strategy for Off Campus which supports the core purpose of Warwick Accommodation. • Manage the £0.8m staff and equipment budget within agreed parameters and be accountable for all expenditure within delegated limits. Deliver cost-improvements to ensure best value as required by the University. • Develop with the Estates Finance team best value procurement of all goods and services (Maintenance, Cleaning, Locksmith, Washing Machine rental) including compliance with the University rules and EU legislation. • Assist and achieve five-year plan and operational budgets. • Liaise closely with all key stakeholders and clients to ensure adequate forward planning, integrated decision-making and pro-active management of accommodation stock to achieve optimum occupancies/maintenance. • Liaise closely with the local Environmental Health department on new initiatives. • Plan, organise and control all work to ensure that services to customers are effective and efficient at the point of delivery. • Recruit, coach, appraise and develop staff and be responsible for training, motivation, welfare and discipline.
