The Peoria Land Ventures real estate is located approximately 5 miles east of Canton, IL, just north of the small community of Breeds, IL (25 miles southwest of Peoria, IL). From Canton, take Highway 9 east 3 ½ miles to County Road 23, then east and north 3 1/2 miles to Breeds (Tract 1 lays to the west a short distance, and Tract 2 to the north). The property is further described as being located in the West Half of Section 27, T7N- R5E, Orion Township, Fulton County, Illinois. METHOD & TERMS

The Peoria Land Ventures real estate will sell on a per acre basis, based on taxable acres, and will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect either or both tracts for their high bid. If the high bidder does not elect both tracts, the remaining tract will then be offered. The tracts will NOT be offered together at the conclusion of the auction. Immediately following the auction, the successful buyer(s) will be required to enter into a written Real Estate Sales Contract with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment which will be held in escrow until closing. The balance of the bid price will be due at the time of closing, on or before July 7, 2025. The seller will provide title insurance in the full amount of the purchase price and pay the 2024 real estate taxes, due and payable in 2025. The 2025 real estate taxes will be prorated to the closing date. Possession at closing subject to an existing crop lease for the 2025 crop year only. There are no hunting leases associated with either parcel. Bidding is NOT subject to any contingencies, including but not limited to financing, appraisal, or inspection.
