December condo sales decreased by 18% month-over-month, to 896, and were 24% above December 2023. The sales-to-listing ratio for condos in the Greater Vancouver board area, at 19%, reflected a balanced market. The condo median price in December was $721,000, a 3% increase from November and 4% above December 2023. The average sold price was $819,268, 5% above last month; the average PSF sale price was $936, up 2.0% to last month.
