The 395 condo listings in Coquitlam in October were unchanged from September and 20% higher vs October 2019. Year-over-year condo sales increased 25% in October (to 129) and were up 18% vs September. The sales-to-listings ratio increased to 33%, as Coquitlam’s condo market remained in seller’s market territory. The condo benchmark price in October was $534,500, 0.5% higher month-over-month and 3% above October 2019. The average sold price was $547,634 in October (5% lower vs September) while the average PSF sales price was $655 (a 7% decrease vs September).
