From water parks to polo fields, resort-style megahomes offer plenty of ways to unwind Five-Star Living

W hen Patrick Nesbitt started accumulating land and planning his extravagant Summerland estate on the Pacific Coast near Montecito, Cal- ifornia, in 1993, he never would have guessed that someday he and his wife, Ursula, would host a day-long concert and fundraiser for 4,000 guests. “In 2018 we hosted what we called the ‘Kick Ash Bash’ to honor first responders to the Thomas Fire and flash flooding in Montecito, and to raise funds for survivors and for emergency equipment,” says Patrick Nesbitt, chairman and CEO of Windsor Hospitality. “We had about 4,000 people here and raised more than $2 million with performers like Katy Perry, Kenny Loggins, and Wilson Phillips.” While the Nesbitt’s lavish property, known as the Bella Vista Estate, doesn’t always host crowds that number in the thousands, it encom- passes numerous amenities to keep multiple generations happy when they host gatherings for about 35 family members, says Ursula Nesbitt, a philanthropist. “The entire lower level of the house

opens to the Olympic-size pool, which has views of the Pacific Ocean and the Santa Ynez mountains,” Ursula says. “Inside on that level are a disco with room for about 200 people, a sports bar, and a movie theater that seats 20 people.” Bella Vista Estate, a 20-acre prop- erty with a 10-acre polo field, is listed for sale at $70 million. The Nesbitts plan to downsize to a custom home on an adjacent lot that will include nearly all of their favorite amenities, just on a smaller scale and without the polo field. Sellers of unique properties who heavily invested in extravagant amenities may not always generate profits from the sale to cover their full investment, but for many of them the joy of sharing special experiences with guests or using the property to raise funds for charities is worth more than what they spent, according to real estate experts. “When people build properties of this caliber and with this level of amenities, it’s not about getting their money back,” says Joshua Baris, a salesperson with Coldwell Banker Realty in Fort Lee, New Jersey. “It’s

through high school, wanted to put down roots for his family. The couple, who have listed their house for $30 million, travel extensively and spend less time there now. They weren’t available for comment. “They put in every fun amenity you can think of, so they never had to leave, especially during Covid,” Jackson says. While many homes in Windermere have home theaters and swimming pools, few have the lavishness of amenities like the Damon property, where everything is “bigger and better,” Jackson says. “Ultimately, they built this house for their family, not to make money” on the sale, Jackson says. The Damons also share their home and its amenities at charitable events and parties. “There’s a karaoke room, a music loft, a games arcade, and a bowling alley, in addition to a sports bar,” Jackson says. “The gym has two levels with a sauna and steam room. The saltwater pool has a spa with a grotto, a slide, and a swim-up bar. There’s a beach volley- ball court, a tennis court, and a huge gym with a basketball court, besides the water park. There’s even a fenced and gated area for exotic animals, although there aren’t any there now.” An underground wine cellar looks like something found in a French chateau, Cinaroglu says. During the pandemic, Parker and his family were able to enjoy all the amenities and eventually host gatherings outside.

At the height of the pandemic, prop- erties like those owned by Parker and the Nesbitts were sought-after retreats for high-net-worth individuals. “Before the pandemic, luxury buyers were looking for less space because they wanted to travel more and didn’t want the carrying costs of maintenance and taxes on big estates,” Baris says. “Of course, there was a big shift during Covid, with buyers coming back and wanting big places with lots of amenities.”

And the desire for these large resort-like properties has yet to wane. “Even if the amenities aren’t exactly what they want, these prop- erties can be marketed to showcase how the amenities can be adapted,” Baris says. For example, some homes have a gun range, but many buyers object to them, Baris says. The space can be reconfigured as a bowling alley, he says. “One house had an indoor basket- ball court, and the buyers turned it into a garage with a turntable to showcase their car collection,” Baris says. ■

While not all courtyards are as elaborate as this San Diego property’s, such exterior spaces come in all shapes and sizes, and historically, they’ve harmonized with myriad architectural styles across the globe. Courtyards can be found everywhere, from China to India to Africa and Latin America, with more contemporary iterations surfacing in the U.S., notably in places with temperate climates, such as California and Texas. The courtyard purportedly dates to 6,000 B.C. in the Middle East’s Jordan Valley. Thousands of years after its original version debuted, the timeless element remains a relevant architectural feature, most often reflecting the climate and culture of the locale and the lifestyle of a home’s residents. TRANSITION, PRIVACY, AND OUTDOOR LIVING “A courtyard is a designed barrier between you and every- thing else,” says Los Angeles architectural designer Jae Omar. “I think of courtyards as a transitional space, break- ing the energy between the external environment and one’s home. In climates like Southern California, these spaces can be seamlessly integrated into the entry area.” Todd Blitzer, founding principal and managing partner of Mirador Group, an architecture firm in Houston, refers to courtyards as secure portals separating personal lives from the public. However, these exterior rooms can be adaptable. “The enclosed courtyard entrance can provide additional outdoor space for entertaining purposes, a private courtyard for a home office where people can look out and interact, and a secure place for young children to wander,” Blitzer says.

Scott Specht of Specht Novak Architects in Austin, Texas, says courtyards are ideal for homes in cities and dense suburban settings. But beyond allowing privacy, a courtyard “can be a well-designed room, just one that is light- and nature-filled instead of completely enclosed.” These oft-intimate areas give an opportunity to reap the benefits of an exterior space that showcases furnish- ings and accessories similar to what’s inside a house. “Courtyards serve as an extension of the home,” adds Lauren Wills Grover of Wills Design Associates in Houston. “When designing, I picture them as outdoor living rooms adorned with lush greenery, providing a refreshing escape from the confines of indoor spaces.” While courts’ origins lie in traditional architecture, these enclosed transition spaces can elevate contempo- rary showpieces, enhance in-town row houses, and even highlight impressive views. URBAN COURTS In Houston, a courtyard by Mirador Group shields a home from the chaotic city, creating “a sense of entrance, passage, and place.” Blitzer says “contrasting white soffits and a composite wood-look plank bring softness and

he often designs a water feature. “The 16-foot louvered gates open to a float- ing courtyard with brushed-marble walking pads, a sculpture pedestal, and a waterfall that spills over and down to the garage level,” he notes. “In addition to the privacy element, we have come to think of this area as an art piece, like a sculpture, to be appreciated daily.” LaRue Architects in Austin imag- ined a courtyard that checks all the boxes, yet doesn’t block the views. “With the sun on the opposite side of the home, this is a great spot to enjoy morning coffee or as a greeting or wine courtyard when the weather is just right,” says architect James D. LaRue. “This courtyard also allows the home to have full-height glass on both sides, with great views to either side—downtown Austin views to the east, and the ‘Amor’ art installation to the west.” MULTIPLE COURTYARDS A house’s orientation can sometimes welcome more than one courtyard. Mirador Group’s Country Lane project in Houston, for instance, has a gated courtyard at the home’s entrance, landscaped with native grasses and fruit trees. However, there’s another court on the property. “The private owners’ courtyard is directly adjacent to the primary bedroom and features a masonry

plinth that frame a bronze fire-pit seating nook,” says principal designer Michal Kapitulnik. A firehouse-turned-residence in Hoboken, New Jersey, is the site of a project by Wills Design Associates. Wills Grover intended this court to be a gathering spot for friends as much as an after-work retreat for the homeowners. “This courtyard was a pre-existing feature, but it was a rudimentary concrete pit that required a complete overhaul,” she says. “The addition of a deck, complemented by wood walls and seating, revitalized the space, seamlessly integrating it with the adjoining living area through expansive double glass doors.” Wills Grover incorporated a coffee table with a removable top to double as a fire pit in cooler weather.

define the courtyard, as in a house by Specht Novak in Dallas’s Preston Hollow neighborhood. “You pass through a relatively narrow space between two large concrete walls and then through the courtyard before reaching the front door of the house,” he says. “This allowed for all- glass living spaces while having minimal visual contact with the public street. It also functions as a ‘compluvium’—like those common on ancient Roman houses—collecting rainwater, in this case for irrigation.” At the Modern on the Waterfront mansion on San Francisco’s Belve- dere Island, Portuguese limestone continues from the main floor’s living space into the court. “As one is nearing the house, the bay and Mount Tamalpais beyond it are visible through the floor-to- ceiling windows,” explains Federico Engel, managing principal at Butler Armsden Architects in San Francisco. “The courtyard is the first private space guests and homeowners access, either from the garage or from the front gate on a busy public street, and it offers an immediate respite amid the clean lines of the contemporary enclosure.” This court protects from the sun and wind coming off the bay. Omar frequently employs the courtyard concept in his work, and like the court at the organic minimal- ist Channel House in Beverly Hills,

One is a Zen court connecting to the primary bedroom. “A privately accessible Ofuro [soaking tub] made of Hinoki cypress beckons the owners into the Japanese-inspired dry garden for a relaxing soak,” McGowan says. But the “arrival court,” with a calming water feature, sets the scene for what lies ahead. A Niwaki-pruned black pine tree injects “a touch of liberated nature into the otherwise ordered space,” McGowan notes. “The strong architectural presence of the board-formed concrete wall immediately leads your attention to the sound of gurgling water and the coastal view beyond.” ■

Since this property had limited space for a backyard, the courtyard also presents functional exterior living space. San Francisco landscape architec- ture firm Surfacedesign imagined a less-than-traditional yet lushly planted court in Mission Dolores, one of the city’s oldest and most vibrant districts. The design team chose sliced, reclaimed Sonoma fieldstones to clad a wall with a landscaped grotto on the upper terrace, which offers a dining nook and garden. “The lower terrace features a bronze-clad water wall and cantilevered concrete
