There’s a beach volley- ball court, a tennis court, and a huge gym with a basketball court, besides the water park. There’s even a fenced and gated area for exotic animals, although there aren’t any there now.” An underground wine cellar looks like something found in a French chateau, Cinaroglu says. During the pandemic, Parker and his family were able to enjoy all the amenities and eventually host gatherings outside.

At the height of the pandemic, prop- erties like those owned by Parker and the Nesbitts were sought-after retreats for high-net-worth individuals. “Before the pandemic, luxury buyers were looking for less space because they wanted to travel more and didn’t want the carrying costs of maintenance and taxes on big estates,” Baris says. “Of course, there was a big shift during Covid, with buyers coming back and wanting big places with lots of amenities.”

And the desire for these large resort-like properties has yet to wane. “Even if the amenities aren’t exactly what they want, these prop- erties can be marketed to showcase how the amenities can be adapted,” Baris says. For example, some homes have a gun range, but many buyers object to them, Baris says. The space can be reconfigured as a bowling alley, he says. “One house had an indoor basket- ball court, and the buyers turned it into a garage with a turntable to showcase their car collection,” Baris says. ■
