This wonderful villa is located in a traditional and historic village with easy access to amenities and the beach.
Going further afield is easy as the main highway is just a few minutes’ drive providing direct access to the city of Rethymno, the airports and sea ports of Chania and Heraklion.
The fabulous beach stretching along the north coast is 12 minutes by car. This area has many attractions for tourists and locals alike. Beach bars, restaurants, gift shops, doctors, hairdressers are just a few of the services you’ll find there.
The city of Rethymno is 15 kilometers to the west, it’s the third largest on the island and famous for its incredible Old Town.
The history of the many invasions of Crete is visible through its amazing architecture. As you wander through the narrow streets and cobbled alleyways filled with shops, bars and restaurants the atmosphere reflects the culture and history of this wonderful place and its people.

The old capital of the island, Chania, is approximately 75 kilometres to the west and the new capital city of Heraklion is 70 kilometres to the east of Rethymno providing easy access to the cities, the airports and the main ports of the island.
Crete is the largest and most southerly of all the Greek islands and therefore, there is something to see and do wherever you go.
Whether you try scuba diving and snorkeling in the amazing, unspoilt south coast's hidden coves or relax on the beach near the natural palm forest of Preveli with its cooling waterfalls, the south is a great place and offering many things to discover.
Walking many of the incredible gorges here on the island, including the smaller ones here in Rethymno, is a wonderful way to discover nature.
Milio Gorge and the Kourtaliotis Ravine are great for all the family but for the fit and brave there's the world famous Grand Canyon of Europe, Samaria Gorge, 18 kilometres of awesome scenery and fabulous wildlife.

Historical sites include the Venetian Fortezza – the world's finest example of a Venetian fortress, Arkadiou Monastery, and the world-famous archaeological site, the Palace of Knossos – where European civilization first began.
As you can see, Rethymno is a great place to own property, offering so much for everyone, no matter their age.
Weather
During the afternoon, when the temperature is at its highest, the locals enjoy a siesta in preparation for the evening, when temperatures drop to a more comfortable level, and a stroll around the Old Town or a cocktail by the beach is certainly a highlight. Visitors come back year after year to soak up the sun and relax on Rethymnon’s superb beaches during these months, however, June and September can be very warm too. Temperatures during these four months can range from 25 to 38 degrees although extreme temperatures are quite unusual. The weather in Rethymno resort, on the north coast of the Greek island of Crete during July and August is hot, dry and packed with glorious Mediterranean sunshine making it a popular attraction during these peak summer months. Here on the island of Crete, we only tend to talk about summer and winter. Of course, we have spring and autumn too but perhaps because we are a holiday destination we divide the year into two seasons and depending on what you would like to do and your personal comfort, you can choose when is the best time to visit.
Weather
Wintertime can be a bit of a mixture, however, compared to northern European countries it's still fairly warm here. From November to February the weather can change quickly although we still have many sunny days. The wettest month is generally January and the coldest is usually February with an average temperature of around 15 - 17 degrees. It can be lower but again there is always some sunshine around with some rain and this is the reason Rethymno is so green. If you enjoy being very active you might like to consider coming during spring and Autumn. The weather is warm in March, April, May and October and we enjoy many hours of sunshine. Beach life is still an option but if you are planning to walk any of the many Gorges, cycle around or perhaps just don't enjoy really hot weather, it may be advisable to plan your visit during these cooler times when temperatures rarely go over 25 degrees and the evenings more often than not require a lightweight jacket. During the off-season is a great time to visit the popular holiday destination if you want to avoid summer crowds and escape the colder weather back home. You’ll need to pack warm clothes for the cool temperatures at night, which can drop to lows of around 7°C. Things begin to warm up again in the morning to around 17 degrees and the sun shines for around ten hours a day, giving you plenty of time to sightsee and explore the city.
Rentals
Whether you're purchasing a property as an investment or simply as a holiday home for you and your family to enjoy, you might consider combining both options. Summer On Crete offers a guaranteed annual 6% net return for those wishing to join the Easycare rental program.

Technical information .
All properties have a concrete structure combined with bricks and mortar. The foundations and infrastructure include the obligatory earthquake specifications.
The capacity of the solar electrical system is based on the estimated output calculated by an Electrical Engineer, using the latest technology and legislation which allows the solar system to safely supply the villa and swimming pool with free solar energy. These calculations allow a supply agreement to be put in place that excludes any future monthly bills. The estimated supply units are - 5KWh (80m2) and 7KWh (105m2).
An independent solar heater will supply hot water and an electrical backup will be installed for the cooler months when cloudy days are more frequent.
Building stages and payments A deposit of 25,000 Euros is required to secure the plot. The next payment is for the land. The €25.000 deposit is deducted from the cost of the plot and the balance is payable to complete the land purchase. 1.The first stage of construction payment is required for the planning/building license and the concrete structure of the villa. This includes the excavation of the foundations and the site access road. 2. The second stage payment is payable for the brickwork roof construction of the property. 3. The third stage payment is made for the electrics, plumbing, and plastering. 4. The fourth stage payment is for the excavation and concreting of the swimming pool, terraces and boundary walls, where applicable. 5. The fifth stage payment is made upon completion of the villa. This includes the swimming pool, all ground and garden work with all utilities connected with the villa ready for occupation.
The keys will be handed over to the client upon final payment.

Above is a sample payment plan. Please remember to adjust the price of your property when calculating the percentage payments. The land is included in the total villa price.
Rental agreements Holiday rentals are in big demand here on the island. Renting your property for tourism during the summer months doesn’t prevent you from utilizing the residence yourself. The guaranteed rental period is from May until October when you will receive a 6% net return . You will not have any bills or services to pay for except your property tax which is approximately €3.50 per square metre of living space per year.
Summer On Crete will organise every aspect of maintaining and renting your property for the tourism market.
The rental period is from 1st May until 31st October. Outside of this period you may stay as long as you like, without any reduction in the rental fee. During this period we allocate 2 weeks, excluding July and August. During the low season, ‘Summer On Crete’ can still rent your property, subject to demand, on your behalf providing you with a further income. For these low-season reservations, you will receive 70% of each rental payment. The rental contract is guaranteed for 3 years and can be renewed after this time upon mutual agreement. Advertising, booking fees, maintenance, swimming pool care, gardening, cleaning, laundry and everything in between to keep your villa in perfect condition while providing you with an income will be taken care of by ‘Summer On Crete’ including the obligatory licenses.
Legal fees and representation The expenses a buyer pays when purchasing a property in Greece is approximately 7% based on the selling price. The following information will provide you a good idea as to how the 7% is compiled. Please note that there are no Real Estate Agent Commissions payable and newly built properties are not subject to a transfer tax. Since April 1st 2014 legal representation during the drafting and signing of a real estate contract is optional for all parties. However, we highly recommend that our clients retain legal representation to not only make them feel more comfortable but to understand the whole process.
Legal Fees are mutually agreed between the lawyer and their client. They usually amount to 1.5% – 2% + 24% VAT of the property price with a minimum charge of 2,000 Euros + 24% VAT. The extent of the legal services provided by the Lawyer will Full transparency is important and your lawyer will be able to explain anything that you would like to know regarding the process in detail. also be reflected in the price. Property transfer tax is 3.09%.
Power of Attorney
A Power of Attorney allows the assigned Lawyer to complete the purchasing process during the buyers' absence, to open a Greek bank account and obtain a tax number for their client both of which are obligatory when purchasing a property in Greece. A Power of Attorneys is faster and has a lower cost when organised here in Greece. However, it can be arranged from the buyer's home country. Please let us know if you would like to be put in contact with legal representation and we’ll be happy to assist you. We always recommend clients take advantage of a Power of Attorney. This can be put in place by a lawyer and a Notary.
Notary Fees No legal contract can be completed without the services of a Notary. The state determines the fee that each Notary must charge based on the deed they compile. In fixed deeds, such as a Power of Attorney, their fee is determined according to the number of sheets required, while in proportional transactions, such as donations, The Notary Fee for common deeds, such as real estate transfers and purchases is calculated as follows: purchases, etc the Notary fee depends on the monetary value of the item involved in the transaction. 120.000,01 to 380.000.00 Euros is calculated at 0.70%. 380.000.01 to 2.000.000.00 Euros is calculated at 0.65%.
All fees are subject to 24% VAT.
Land Registry Fees Land registry fees include registrar’s rights, certificates and stamp duty. They amount to 0.475-0.575% of the sale price defined in the contract, plus 24% VAT. The lawyer completes the Land Registry search, prepares the preliminary sales contract and signs. These are a brief summary of the legal guidelines. We recommend that you speak to a lawyer in person or during a video call to receive further information and to answer any questions you may have.
Tax Declarations
Everyone is required to submit an annual tax declaration. This can easily be arranged via the services of a qualified accountant for a small fee. If you would like us to point you in the right direction, please let us know.
