If you need assistance with bidding, please contact our office at (844) 847-2161 METHOD & TERMS Tracts 1-5 will be sold on a price per acre basis and will be offered through the method of “Buyers Choice” whereas the high bidder can elect in any order any or all tracts for the high bid. Buyers Choice of auctioning will continue until the first 5 tracts have been elected. Tract 6 will sell for a “Lump Sum” total dollar amount without regard to acreage. The tracts will NOT be offered in their entirety at the conclusion of the auction. Tracts 1-4 will be sold on taxable acres, tract 5 is being surveyed and the final surveyed acres will be used to constitute the settlement price. Tract 6 is also being surveyed. Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before October 26, 2022. Seller will provide Title Insurance in the full amount of the purchase price and pay the 2022 real estate taxes, due and payable in 2023. Possession will be given at the time of closing subject to a cash rent lease on the cropland acres for 2022. Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection. The farm sells subject to the approval by the administrator.
