WHO WE ARE
Lee Baron is a property management firm established 40 years ago. With offices in London’s West End and Manchester, we manage circa £5 billion of UK assets for our clients, administering over £140 million a year of rent roll and £50 million of service charge funds. We are independently owned and we are regulated in all aspects of our business by the RICS.

Lee Baron currently employs over 80 people, 65 of whom work within the property, treasury and facilities management teams, with 27 management surveyors affiliated to the RICS or IRPM. We employ through its property management service company (LBPMS) nearly 80 estate managers, concierge and site staff at our clients’ properties. We have an outstanding track record of delivering estate management across a variety of retail, commercial and mixed-use schemes.

• Creation and delivery of mobilisation and occupational strategies • Advice on legal and financial structures • Management of lease covenants, disputes and if necessary referrals to FTT • Management of estate regulations

Linton Fuels is a Taylor Wimpey (South Thames) site in Wandsworth, situated adjacent to the River Thames within a thriving mixed-use quarter which has undergone extensive redevelopment in recent years.

Core Services Day to day full operations and financial management services. We are currently in the process of taking handover and mobilising the development prior to first occupation. Delivering operational, financial and mobilisation consultancy; recruitment of all key personnel i.e. resident portal development and launch, key services contract procurement, including MEP, utilities. Following first occupation, we will commence with day to day estate management i.e. common areas maintenance & cleaning, M&E maintenance, maintaining compliance with all the latest H&S legislation; service charge financial management.

A high-rise residential estate, incorporating five towers. The site includes roof gardens, swimming pools and an energy centre.
Lee Baron’s contract included a full service charge consultation prior to first occupation to ensure a robust and lease-compliant service charge. Following the success of the consultation period Lee Baron was awarded the management of Lower Riverside and the Greenwich Peninsula estate. Consultation began in January 2018 and practical completion was in October 2018 for Buildings 1 and 2, followed by Building 3 in November 2019 and Building 4 in December 2019. Practical completion of Building 5 was in March 2020.

Overview:
To lead, direct, grow and manage the LB team with responsibility for the firm’s PM clients (house builders, funds, prop cos, asset managers, HNWs) with residential and residential led mixed-use properties throughout the country.
To deliver the objectives set out in the AOP (Annual Operating Plan) and to nurture an important, sustainably growing and profitable area of the LB business going forward.
Experience • Previous experience in managing large complex residential-led mixed-use developments • Previous experience of managing teams (including on-site teams) • Profile in the market • Demonstrable knowledge of active participants; both owners, assets managers and competition – market awareness & market contacts • Placemaking – experience in making a place a destination, branding, marketing, social media etc. Required Technical Skills • Financial Accountability • Business Development • Sales & Marketing • Key Client Management • Ability to deal with a diverse client base with differing individual requirements – financial, reporting platforms etc. • Dealing with complex service charge budgets (building & estates) & refurbishments / capital projects – knowledge of M&E, PPM, Tendering, Supply Chain & Contract documentation, Sustainability, Customer Service & Stakeholder engagement • PMA documentation, Ts & Cs, pricing, reporting & in scope & out of scope • Comprehensive understanding of the market and its direction (e.g. PRS) • Demonstrable knowledge of relevant legislation including FTT & Section 20s, Residents Associations, RTMs • Excellent written, verbal, numerical and analytical skills

• Provide timely and accurate re-forecasts to the CEO/CFO as requested • Escalation: flag immediately any serious financial concerns to the CEO
Leadership and Management • Provide leadership and direction in the pursuit of excellence in all team activities • Lead by example • Delegate duties where appropriate • Manage risk – protecting people and the company’s reputation • Plan and manage - e.g. monthly team meetings, training, external events • Co-ordinate the recruitment of new team members with HR • Develop team members e.g. with strict adherence to performance reviews
• Recommend, after consultation with CEO/HR, promotions, salary increases and adjustments, bonuses, performance management, dismissals sand other personnel actions relating to employees under your direction • As a member of the Senior Team, attend and contribute to Executive Group Meetings
Operational Efficiencies • Take responsibility for daily operations of the team • Ensure that the team adhere to LB policies and procedures • Take responsibility for compliance of team with statutory obligations • Set all objectives and KPIs from the AOP, to be monitored and reported on a quarterly basis • Recommend improvements in the efficiency of operations • Meet client and corporate reporting requirements • Establish ways to drive discipline, consistency and simplicity to obtain efficient, productive and effective operations in your area of control • Be accountable for maximising staff utilisation • Manage PMA pricing & control the level of service provision according to each PMA Sales and Marketing • Contribute to the firm’s sales and marketing initiatives (involvement in pitches etc.) Key Client Management • Develop and execute Client Plans for the Top 3 - 5 team clients initially to include: » Engagement and communication » Building deeper and broader relationships » Ensuring services are of high quality and effectively delivered by the team » Responsibility for monitoring client satisfaction and acting on feedback » Seek opportunities for incremental income from existing clients
Business Development • Take responsibility for prospecting new business from new clients • Create and maintain all necessary marketing collateral for your team Collaboration/Referrals • Work collaboratively and constructively with other PM departments and support services – i.e. FM, LBPMS, Property Management Finance, Insurance, Health, Safety and Wellbeing. HR, Finance and IT to ensure a comprehensive and effective service to clients • Show support for all the service lines both internally and externally • Generate referrals at every opportunity • Work share with other teams to provide the best service Lee Baron can offer, to protect and enhance our reputation and manage risk
