Your choice of cavity wall insulation can have a surprising impact on the amount of space within a property. This is not only down to the performance of the insulation product, but also the depth of the clear cavity needed when installing it. Considering this carefully from the outset can help to keep wall depths as slim as possible.

Performance targets The technical guidance documents

which support the Building Regulations - Technical Booklet F 2022 (TBF 2022) - set performance targets which new homes must meet, including for carbon emissions. The specific targets for a home are set via modelling software (SAP). An energy assessor inputs the building dimensions into the software. The software will then apply a set reference specification to a theoretical building of the same dimensions to generate the targets. It is important to be aware that the final building must achieve (when compared to the Target Emission Rate) an additional 40% improvement on the output carbon emissions target for new homes and a 25% improvement for flats. Developers are free to vary their specification providing they reach the performance targets and meet or improve on the limiting area-weighted U-values for the different constructions. The limiting area-weighted U-value for walls on new homes is 0.18 W/m2K. It is important to be aware that this is intended as backstop and not a target. In many cases it will be necessary to improve on this to achieve compliance with the other performance targets. most fundamental consideration is the thermal conductivity of the product. The lower this value is, the more effective the insulation will be at preventing heat loss. Phenolic cavity wall insulation boards achieve thermal conductivities as low as 0.021 W/mK. This can allow target U-values to be met with slimmer insulation thicknesses than lower performing alternatives. This can help to limit the depth of the cavity walls and could maximise the internal floor space within the given footprint. To help prevent moisture entering a property through the walls, Phenolic boards should be installed flush with the inner leaf of the construction with a clear cavity between them and the outer leaf of block or brickwork. Under the Building Regulations, the typical minimum cavity width for a building under 12m tall is 50mm. This can allow them to be installed with a reduced 20mm clear cavity in some cases (specific details should be available in the product’s BDA certificate), helping to further limit the construction depth.
