Tell us about your business Carryduff Building Supplies is a family-owned and run company, with founders John and Shirley Gilliland still actively involved in the daily running of the company, although the management and operational roles are now undertaken by their two sons, myself (Andrew) and Richard. Since its birth 40 years ago as an agricultural business under the name Farm Feeds and Supplies, the company has dramatically expanded to what it currently operates as today. As well as a standard builders’ merchant, the company has a concrete precast manufacturing division, provides ready-mix concrete/mortar/screed, screens topsoil and also bags and supplies sand and stone products to other merchants. How important is the housebuilding sector to your business? The housebuilding sector is 100% important to our business. Not only through the supply of materials to new builds and sites, but much of our business is providing materials to new builds after the homeowners move in and they decide to add a garden room or garage, extend the garden or maybe floor the attic. What products & services do you supply? At Carryduff Building Supplies, we aim to be a one-stop shop for all housebuilders, whether it’s a one-off self-build or a developer with sites of multiple houses. We can supply much of what you would see on a QS list, right from the quarry stones and drainage pipe through to the
finishing touches such as topsoil, paving slabs and decorative stones.
What are your USPs? We are not like your standard
hardware shop or builders’ merchant. We are different in that we are also a manufacturer of ready-mix concrete, blocks and precast materials. Therefore, we are able to offer competitive pricing and supply on a larger range of products than your typical builders’ merchant usually offers. What are the key opportunities & challenges in the housebuilding sector? Demand always exceeds the availability of new-build houses in NI. However, even with high demand for materials, there are many challenges. Our infrastructure, in particular roads and wastewater systems, has slowed progress on many large sites, with subsequent increases in costs being passed on to the homeowner to cover these delays and extra work required before a builder/developer can even break ground. There continues to be a skilled labour shortage in NI, exasperated since Brexit, which has a direct impact on efficiency and speed of housebuilding. Less available labour means slower builds which means higher costs within the sector, again ultimately passed onto the homeowner. Rising costs of materials is also an ongoing issue, fuelled by increased transport and manufacturing costs, which means builders’ merchants have to work with tighter profit margins to remain competitive.
