GLENVEAGH SCHOOL, BELFAST PROJECT PROFILE
with the wider design and construction team to ensure compliance with environmental and drainage requirements. Programme certainty was also critical, with the new accommodation required to be completed within a defined timeframe to support the school’s operational needs. Rory McGuigan, Managing Director, says, “These challenges were successfully managed through early engagement, detailed method planning and the strategic use of off-site construction. “By manufacturing the building elements in Western’s controlled factory environment, on-site activities were significantly reduced, improving safety, minimising disruption and ensuring reliable programme delivery.” Modern methods of construction were central to the project’s success. The use of precision-engineered timber-frame panels enabled rapid installation, with the primary structure erected over a short period using a mobile crane. This approach not only reduced on-site labour and vehicle movements but also enhanced quality control and build accuracy. Timber was selected for its sustainability credentials, contributing to reduced embodied carbon and aligning with public sector environmental objectives. The system also provided excellent thermal performance and flexibility, supporting
both current educational requirements and future adaptability.

Creating lasting value “The most rewarding aspect of the Glenveagh SEN School project is the positive, lasting impact it will have on pupils, staff and families,” says Rory. “SEN schools play a vital role in delivering inclusive education, and the new building has been purpose-designed to support wellbeing, independence and learning. “The transformation from an ageing two classroom modular unit to a contemporary four-classroom facility is clearly visible in the completed aerial imagery, which highlights the scale and quality of the finished development. The project demonstrates how modern methods of construction can deliver permanent, high- quality educational environments efficiently and responsibly. “This scheme stands out within our education portfolio as a clear example of how collaboration, innovation and off-site manufacturing can combine to deliver meaningful outcomes for local communities. “The completed development provides a safe, modern and inspiring environment tailored to support pupils with additional needs, while also delivering long-term value for the wider school community.”
