Size: 430,000 s/f After acquiring the iconic property with Mack-Cali in September 2013, Keystone executed a tactical re- development plan to create substantial value at Inde- pendence Mall West. The campaign revamped various building features and also introduced onsite amenities including: A below grade Parking Garage, which had previously been utilized for low paying back office use; Independence Beer Garden, a vibrant outdoor Bar/Restaurant that is one of the best in the City; and, La Colombe Coffee Shop, one of Philadelphia’s top coffee shops and a much needed amenity in the Inde- pendence Mall area. ing structure on an abandoned, 65-acre corporate cam- pus. The original 1960s buildings had a glass and steel structure that disintegrated over time. These older build- ings were stripped down completely with much of the steel and concrete being recycled or reused. A 40,000 SF addition was also designed to turn the two disjointed buildings into one seamless structure. The result is a bold, 277,000 SF office building that features a dramatic curved electrochromic glass façade and a state-of-the- art workplace for over 800 employees. The project was developed by E. Kahn Development and J. Loew & As- sociates. Interior architecture provided by Jacobs.
Partners and Rubenstein Partners broke ground in April, 2015 on a 185,000 s/f, class A office facility that will be the new global headquarters for MetLife Investments. Designed to sustainability standards for LEED Gold Core and Shell and LEED Platinum Interiors, the facility is located on 14 acres. It marks the launch of 67 Whippany Rd.’s 100-acre South Campus component. The 94-acre balance houses Bayer Healthcare’s new, 675,000 s/f East Coast headquarters. Cushman & Wakefield handled the leasing of the property, a master-planned redevel- opment of a former Alcatel-Lucent campus.
