El Courtyard by Marriott, marca de la cadena Marriott, se ubica en Av. Kennedy con Rosario Norte, cercano al Parque Arauco. El desafío del encargo implicaba diseñar según los requerimientos de un operador internacional, un hotel de clase ejecutiva, sobre la estructura de un edificio de estacionamientos existente, emplazado adyacente a Av. Kennedy, vía estructurante de la vialidad capitalina y parte del eje de servicios oriente poniente de Santiago. Dadas las condiciones, se hizo pertinente explorar el lenguaje y tradición de la arquitectura moderna, trasladándola a la condición contemporánea y contextual de un hotel. Se dividió el programa en tres grupos concretos –servicios públicos, habitaciones y equipamiento de ocio– los que se reflejan en distintas respuestas arquitectónicas. Están situados en un sistema de placa intermedia y torre, sobre el edificio de estacionamientos existente. La placa intermedia consiste en un piso en el que se ubican todos los servicios públicos del hotel, y hace de mediador entre el programa comercial inferior de retail y las habitaciones. Estas últimas dispuestas en la torre como dos volúmenes entrelazados, coronados en una terraza, con piscina, gimnasio y otras facilidades contemplativas para los pasajeros. Los dos volúmenes de la torre se complementan según sus funciones: el del sur es riguroso con la estructura y sostiene al del lado norte, que vuela sobre la Av. Kennedy buscando las vistas hacia el cerro Manquehue. Las envolventes responden con racionalidad a sus condiciones de asoleamiento, generando dos fachadas opacas hacia la radiación oriente y poniente, un muro de cristal generoso a la luz constante del sur, y una doble piel de cristal y brise-soleil de madera aglomerada hacia el asoleamiento norte, protegiendo las habitaciones del exceso de sol, y también entregando hacia la vía de alta velocidad un juego cambiante de luces y sombras durante el día.
The Courtyard by Marriott, one of the Marriott brands, is located on Kennedy Avenue corner of Norte Rosario Street, close to the Parque Arauco shopping mall. The challenge of the commission involved the design of a business class hotel as required by an international operator, over the structure of an existing parking building located adjacent to Kennedy Avenue, a structuring roadway of the capital and part of the east west service axis of Santiago. Given the conditions, the right thing to do was to explore the language and tradition of modern architecture, transferring it to the contemporary and contextual condition of a hotel. The program was divided into three specific groups –public services, hotel rooms and amenities, which are reflected in different architectural responses. They are organized as an intermediate slab and tower over the existing parking building. The intermediate element consists of a floor with all public amenities, and mediates between the lower retail level and the hotel rooms. These are arranged in the tower as two interlocking volumes, topped by a terrace with swimming pool, gym and other leisure facilities for guests. The two volumes of the tower complement each other’s functions: the south presents a rigorous structure that itself supports the one to the north, which cantilevers over Kennedy Avenue seeking the views of Manquehue hill. The enveloping skins rationally respond to their conditions of sunlight, creating two opaque facades to the radiation from east and west, a generous wall of glass to the constant southern light and double skin of glass and MDF brise-soleil to protect the rooms from the excessive northern sunlight, and providing towards the highway a changing play of light and shadows during the day.
