A partir de estas consideraciones es que el conjunto se organiza en torno a un espacio comunitario central, convocante, abierto al humedal, que permite la puesta en valor del concepto de micro-barrio. Es desde este vacío que se organiza el conjunto de viviendas, que se plantean como un modo de agrupación eficiente que por una parte buscan “atrapar el espacio exterior” y por otra dar cabida, de manera conducente, a mutaciones futuras. Se ha propuesto desarrollar una variante tipológica en pareos simples. La vivienda se propone como un modelo tipológico base que surge desde una condición modular y que es capaz, sin alterar su estructura, de asociarse entre sí, dando cabida a múltiples opciones de interrelación y agrupamiento. La unidad ha sido diseñada con una estructura de madera en base a módulos prefabricados e industrializables. Esto permitió simplificar la construcción y aprovechar de manera eficiente los materiales. Se propuso, complementariamente, desarrollar kit con la cantidad precisa de componentes para su construcción. El presupuesto de construcción fue de 23.430 UF (incluida la urbanización). From these considerations the complex is organized around a communal, congregating central space, open to the wetland, which enables the enhancement of the concept of micro- neighborhood. The housing is organized around this space, on one hand collectively combined with efficiency to “capture the exterior space” and on the other designed to accommodate future mutations in a conducive manner. The proposal develops semi-detached houses as a typological variation. The house is designed as a typological base model that emerges from a modular condition and is capable –without altering its structure– of association to allow for multiple options of relationship and clustering. The unit is designed with a wooden structure based on prefabricated and factory-built modules. This allowed for simple construction and efficient use of materials. In addition, the proposal included the development of a kit with the precise amount of components for construction. The construction budget was 23,430 UF (including urbanization) (US$940,000).
