Housing Unit Type The housing stock in both the study area and the Town of Wake Forest predominantly consists of single-family homes, though the single-family home (detached and attached) percentage in the study area falls behind the Town at 69.7% versus 80.7%, according to American Community Survey 2014-2018 Estimates. Other than structures with two to four units, the study area’s percentage for all multi-unit structures (five or more units) is higher than the Town (23.5% versus 13.5%). Also, structures with ten or more units make up 15.6% of the study area’s housing count, compared to 10.0% in the Town during the same period (Table 4.A.6). The study area’s higher percentage of multi- unit structures, which are usually rental units, resonates with its larger share of renter households than is the case for the Town of Wake Forest. These are most likely occupied by younger one- or two-person households, though the homeownership rate in the study area has been rising. This also likely means that some renters may be renting houses with poorer conditions for a lower price, and parts of the housing stock in the study area may need repairs to prevent deterioration and neighborhood blight, which can be a challenge for lower income households.
