Existing Site Conditions
• Area: 17.65 Acres • Land Use: Institutional • Zoning: Urban Residential - Allows single-family housing, duplex, small apartment buildings, townhomes, civic uses The DuBois Campus concept was developed as a result of the multitude of comments received during the community feedback process of this plan. Those comments requested to initiate conversation on the Campus’ redevelopment potential based on its legacy as an asset and current condition as an opportunity. Since the parcel is privately-owned, any redevelopment initiatives should be led by the property owner and/or their representatives. Existing Site Conditions
The DuBois Campus housed the W. E. B. DuBois School, which is a historic Rosenwald School. During the early 20th century Julius Rosenwald and Booker T. Washington partnered to create the Rosenwald School project, which built more than 5,000 schools, shops, and teacher homes throughout the south and border states, primarily for the education of African-American children. The DuBois Campus has evolved over time. The elementary school was built in 1926 while the High School Building was built in 1939 with funds provided by the Public Works Administration. The following maps/images show the evolution of the campus; the historic building footprints are shown in the orange dashed line.

A condition assessment of eight buildings on the campus was conducted by Hager Smith Architects
Agricultural Building - Conference Rm and Office (historically contributing)
Wake County Public School System completed an Engineering Study of the School
Wake County School Board sold the campus to the National DuBois High School Alumni Association for $325,000 which included the campus and eight buildings. The gymnasium (reportedly an old airplane hangar) was rehabilitated first and used as a recreation facility
