1 Identify programs, initiatives, targeted funding mechanisms, counseling, and educational opportunities to allow existing residents flexibility in maintaining their chosen place of residence. 2 Focus additional residential and non-residential growth as per Future Land Use Map recommendations and explore rezoning targeted parcels (e.g., DuBois Campus, parcels along Wait Avenue) to accommodate and encourage non-residential uses. 3 Research potential in-fill development sites that could support future affordable housing development in the Northeast Community — which may include a mix of multi-family housing, attached single-family housing, and detached single-family housing. 4 Update the UDO to require appropriate transitions and buffers between new commercial development and residential neighborhoods.

11 Design and install wayfinding, signage and interpretive panels at existing parks. Such signage may include maps of the larger scale greenway network in addition to information regarding specific locations. Wayfinding signage should consider both pedestrian and bicycle friendly scales as well as vehicular scale for visibility/legibility. 12 Continue to implement tree planting programs and identify potential locations for additional tree planting.

13 Continue to identify masses of mature and specimen trees throughout the community and encourage their protection where feasible.

14 Identify additional local historic sites within the Northeast Community through engagement activities with local leaders, groups, and places of worship. 15 Work with national, state and local historic preservation programs to formally protect identified historic and culturally significant sites in the Northeast Community. 16 Preserve the Ailey Young House as an African-American heritage site. The site can act as a gateway into the community, as well as a place to celebrate the African-American heritage of Wake Forest. 17 Identify opportunities to provide educational programming to tell the stories of local historic sites and their role in both the Northeast Community and Town of Wake Forest.

5 Update the UDO to allow Accessory Commercial Units (ACU).

6 Continue to include provisions for accessory dwelling units (ADUs) within development regulations, including future overlay districts, to encourage the creation of such units. 7 Establish an overlay zoning district to align new construction with existing orientation, massing, height, size, setback, building and scale. Determine building frontages applicable to each land use category based on research of existing lot widths. 8 Prepare and adopt discretionary guidelines to guide the design of residential and non-residential properties. 9 Identify additional green spaces and small-scale social gathering places (e.g. community gardens, pocket parks, playgrounds, etc.) in the Northeast Community and explore opportunities to add these spaces to the open space, greenway, and parks network. 10 Modernize Ailey Young Park to align with other community park improvements. Assess the demands and desires of the community’s recreational needs and explore potential improvements at the park.
