Race and Ethnicity of Population Like the Town and the MSA, the population in the study area is predominantly White, accounting for 58.9% in 2020. However, the percentage of White residents in the study area (58.9%) is almost 15 percentage points lower than that for the Town (73.8%) and almost five percentage points lower than the MSA (64.5%) in 2020. The percentages of the White population in all three geographies have also been trending downward since 2010 and this is projected to continue through 2025. In addition, the percentage of the Black population in the study area stood at 33.1% in 2020, much higher than in the MSA (19.9%) and nearly double the share of 16.3% in the Town.

Contrary to the MSA, the proportions of the Black population in both the study area and the Town have been rising since 2010 and are estimated to continue to rise through 2025. At the same time, while the percentages of people of Hispanic origins in the study area, the Town, and the MSA have all been increasing since 2010, the share in the study area has been falling behind the Town and the MSA, especially since 2020 (Table 4.A.2, Figure 4.A.2). These trends reflect that the study area is much more racially diverse than the Town and the MSA with a strong Black population. Nevertheless, the racial diversity of the population in all three geographies is projected to strengthen into 2025.

Education Attainment The education attainment levels in the study area, the Town, and the MSA are favorable as all three geographies have over 70% of their population aged over 25 years having some college or higher degrees as of 2020. This is much higher than both the state (63.6%) and national levels (61.9%), though the study area (72.2%) is slightly behind the Town (80.1%) and the MSA (75.0%) (Figure 4.A.3). Median Household Income While the Northeast population is highly educated, like the Town and the MSA, the modest household incomes in the study area are not matching the high education attainment levels seen in both the Town and the MSA. The percentage of study area households making under $35,000 per year (31.5%) is almost double that of the Town (16.0%), and much higher than the MSA level (19.4%) in 2020. At the same time, the share of households earning above $100,000 annually in the study area is 28.5%, which is much lower than the Town (43.1%) or the MSA (37.9%). Additionally, the median household income of $85,660 in the Town is 1.1 times the MSA level ($76,960), while the median household income in the study area
