Tiche also presided over a three-year renewal transac- tion with ChemDAQ Inc., a designer, manufacturer and seller of fixed gas detec- tion systems.Since 2011, the company has been a tenant ofCRBCBuilding300,where it occupies 6,000 s/f of office/ flex space. ChemDAQ Inc.CFOKevin Vaughn found the negotia- tion process to be a pain- less and efficient one, stating that “[Lisa and David] were both very accommodating, professional and gracious throughout the process.Most importantly,theyrepresented Massaro Properties with in- tegrity.Icouldnothaveasked formore.” In response to this recent activity, Massaro said, “It’s always an exciting opportu- nity towelcome a new lessee like 180MedicalSupply, and we look forward to building a lasting relationship with themaswehavewithTRANE, ChemDAQandallofourother long-term tenants.” “CRBC has always main- tainedahigh occupancy level due to itsconvenient location, and the building amenities and customer service our tenants have come to expect and appreciate,” Massaro continued. “Due to itssuccess, we have developed another 22,000s/fbuilding in thecom- plex. The building shell is completeandwehavealready begun discussions with sev- eralpotential tenants.” n

180 Medical Supply had been operating its regional branch intheNorthHillsarea for five years before national licensing& facilitiesmanager Bill Ronne began the search for a new space with higher visibility.Ronne foundexactly what he was looking for at CRBC. “Working with Lisa and Massaro Properties to relocate ourPittsburgh office turns out to be the best expe- rience I’ve had in over eight years,”Ronnesaid. “Lisa took thetimeto listentothespecial requirements that I needed

demand for office space be- cause—especially in Greater Philadelphia—there is not an endless supply of developable land. To enable us to further ex- pand our footprint and offer a greater inventory selection to current and prospective clients, we decided to keep our storied 90-year path of new construction but also veer in a new direction: strategic acquisitions of office and flex properties in desirable loca- tions. We recently had our first foray into the acquisitions realm. On November 22, Hen- derson officially acquired five buildings of professional space totaling 250,000 s/f in New- town Square, PA from Bran- dywine REIT for $42 million. All but one of the buildings are currently occupied.

This milestone positions us for viable future expansion into nearby sub-markets and puts us on our way to meet- ing our goal of expanding our portfolio to eight to 10 million s/f over the next 10 years. Was taking the leap into a new business venture scary? Of course. Was it worth it? Most definitely. Our clients’ needs are constantly changing and to truly be the premier workplace provider, we have a responsibility to grow and evolve with them to ensure we can meet their needs. At Henderson, we couldn’t be happier that we made good on our commitment and are moving full steam ahead for our next 90 years. Mark W.
