Why Pricing Matters
The first impression your home makes, including its price, has a big impact on how quickly it sells and for how much. When a home is priced correctly from day one, it attracts more attention, more showings, and stronger offers. Buyers notice new listings right away, so starting too high and dropping later can actually backfire. Instead, we’ll use a data-driven pricing strategy based on current market conditions, recent sales, and the unique features of your home. I’ll prepare a full Comparative Market Analysis (CMA), walk you through the numbers, and even get input from trusted local agents to make sure your home is positioned to shine the moment it hits the market. Preparing to Hit the Market Getting your home ready for the market is about more than just cleaning up. Buyers notice everything from curb appeal to the way a space feels when they walk in. Even small details like scuffed paint or cluttered countertops can affect how your home is perceived and how much buyers are willing to offer. You will receive a complimentary staging consultation from one of my trusted partners, a professional stager with over 15 years of experience helping homes show at their absolute best. She will walk through the property with you and offer tailored recommendations to highlight your home’s strongest features and create a welcoming, market-ready space. I will also provide a detailed checklist to guide your preparation for photography and showings. The goal is to help your home stand out without unnecessary stress or overspending. We will complete all necessary documents before going live, including listing paperwork and seller disclosures regarding your home’s condition. Taking time to prepare thoroughly sets a strong foundation for a smooth and successful sale.

O er & Negotiation
When an offer comes in, or even multiple, I will go through each one with you in detail so you feel clear and confident in your decisions. It is not just about price. We will look closely at contingencies, timeline, buyer strength, and how each offer lines up with your goals. I handle negotiations with care, professionalism, and your best interest in mind. My goal is to secure the strongest terms while keeping the process as smooth and steady as possible. I also believe in being respectful and fair to all buyers involved. CLOSING
Once we have accepted an offer, I will walk you through the purchase and sale agreement. This is the official contract that outlines the terms, timing, and key details of the transaction. After both parties have signed, I will send you a clear summary of what to expect, including important dates, responsibilities, and deadlines. From there, I will stay in close contact and help guide you through each step to make sure everything moves forward smoothly and on schedule.
The closing process is the final step in transferring ownership of your home. I will help you understand the closing costs for both you and the buyer, so you know exactly what to expect. Your escrow officer will coordinate the signing of documents, collect the required funds, and send everything to the lender for final approval. Once the lender releases the funds, your net proceeds will be disbursed and the title and keys will officially be transferred to the new owner.
INSPECTION
O N G O I N G S U P P O R T
My service does not stop when your home is sold. I am here to help with your next chapter, whether that means buying again, selling another property, or simply having a trusted resource when questions come up. I can connect you with local professionals, home service providers, and tools to make life easier long after closing. I will also check in from time to time with helpful information and updates. If you ever need anything or know someone who does, I am just a call or message away. You can always count on me to be your local guide and trusted real estate resource.
Most offers are contingent on a professional home inspection. This gives the buyer a clear picture of the home’s condition, including its systems, safety, and any needed repairs. Inspections typically take one to five hours depending on the size of the home and what is being evaluated. It is best that you are not present so the inspector and buyer can move through the process without pressure. Once the inspection is complete, I will review the report with you and go over any repair requests the buyer submits. We will talk through your options and decide whether to accept their terms or negotiate further before moving forward.
