Once we have accepted an offer, I will walk you through the purchase and sale agreement. This is the official contract that outlines the terms, timing, and key details of the transaction. After both parties have signed, I will send you a clear summary of what to expect, including important dates, responsibilities, and deadlines. From there, I will stay in close contact and help guide you through each step to make sure everything moves forward smoothly and on schedule.

The closing process is the final step in transferring ownership of your home. I will help you understand the closing costs for both you and the buyer, so you know exactly what to expect. Your escrow officer will coordinate the signing of documents, collect the required funds, and send everything to the lender for final approval. Once the lender releases the funds, your net proceeds will be disbursed and the title and keys will officially be transferred to the new owner.

Most offers are contingent on a professional home inspection. This gives the buyer a clear picture of the home’s condition, including its systems, safety, and any needed repairs. Inspections typically take one to five hours depending on the size of the home and what is being evaluated. It is best that you are not present so the inspector and buyer can move through the process without pressure. Once the inspection is complete, I will review the report with you and go over any repair requests the buyer submits. We will talk through your options and decide whether to accept their terms or negotiate further before moving forward.
