preparing to sell People have different reasons for selling, from disposing of an investment to simply moving home.

Once you have decided to sell, think about what you want to include in the sale. Normally, fixtures and fittings such as carpets and fireplaces are included in the price but other moveable items can be up for negotiation. If you are getting rid of items you no longer need, do it before you start marketing your property as the less clutter you have the more appealing it will be to prospective buyers. Provide us with as much information on your property as possible – we will ask you to complete a vendor questionnaire which will include questions such as:

 Tenure – is the property leasehold/freehold

 Tenant’s details if applicable

 Ground rent and management fee if applicable

 Gas and electrical checks certificates

 Building Regulations Certificates  Details of your solicitor – so we can get them ready to act for you as soon as a buyer is found  Council tax, utility, buildings and contents insurance bills – so potential buyers can estimate running costs.

Here are some things to look out for:  Could the front garden or approach be tidier?  Would the front door look better with a fresh coat of paint?  Could the front windows do with a clean?  Keep it clean and tidy. De-clutter and use sensible storage. Potential buyers will want to visualise how they can fill the space

A good property will generally sell itself but our skill is required to achieve the very best possible price and encourage buyers to a prompt exchange of contracts. We insist on credit checking all would-be purchasers prior to agreeing a sale and will assist your buyer to complete surveys and mortgage valuations as quickly as possible whilst staying in regular contact with both parties’ solicitors. This should ensure any legal enquiries are settled promptly whilst any difficulties are dealt with firmly and decisively in the best interest of our client.

 Undertake minor repairs so buyers will need to really try hard to find any negatives  If you want to re-decorate, go for neutral tones, which will appeal to a wider audience  Make your flat comfortable, cool on hot sunny days and warm if it's winter  Banish smoke or pet odours. Open the windows, brew some fresh coffee and add finishing touches such as fresh flowers  Highlight the best features such as fireplaces and use mirrors to increase the sense of space.

Everyone at Hollis Morgan has been really helpful throughout the process of selling my flat. In particular they really came in to their own after a buyer had been found because, after the initial acceptance of an offer, things can often unravel and sales can fall through, but I can say that Hollis Morgan were excellent at making sure the sale went through as smoothly as possible.
