Preconstrucon begins with knocking down barriers and working as a team to assist in designing the best product available while at the same me lowering costs.

Tri-City will employ proven preconstrucon teams to achieve opmal results. To achieve these results, we must be acvely engaged in the project during both the preconstrucon and construcon phases.

◊ The Pre-Construcon Lead provides up to date real informaon on how key decisions and inputs affect budgets. Our goal with design assist projects is to help the design team understand these impacts and how, collecvely as a team, we can ensure we are pung the best product out there at the best possible price. ◊ The BIM Lead and this teamwork alongside the design team, pre-construcon, and field teams work together to idenfy problemac areas and provide soluons. We pride ourselves on working through complicated issues using 3D modeling to confirm soluons work and keep the project on schedule. This coordinaon also provides detailed drawings for the field team and pre- fabricaon team to be able to build fast and accurately. ◊ The Field team assists our esmang team and the design team to apply learned field knowledge to design schemacs and ideas. This team also takes a hands-on approach when working with the Architects and Engineers. Designed by HKS Hospitality Group, the new $370 million, 26-acre Four Seasons Resort Orlando at Walt Disney World Resort opened to guests in August 2014. The 560,000- square-foot, 17-story, 443-room luxury resort hotel is Four Seasons’ largest project built to date. Perfectly suited for leisure and business guests, the resort offers 37,750 square feet of indoor and outdoor event and meeng facilies, including special wedding venues, a 14,000-square-foot main ballroom, a 6,200-square-foot junior ballroom and a full- service business center.

Conrad Hotel & Evermore Flats at Grand Cypress

The property opened in 2024, and forms part of the 1,100 acre Evermore Orlando Resort – itself a rede- velopment of the exisng Villas at Grand Cypress complex. Conrad Orlando at Evermore will offer 433 rooms including 51 suites, as well as a spa, 40,000 square feet of meeng space, and “numerous dining opons including a signature rooop experience”. Guests will have access to a 20-acre tropical beach complex and “eight-acre crystalline water amenity”, which according to Hilton “incorporates unique, environmentally sustainable technology that uses up to 100 mes less chemicals and only 2 per cent of the energy used by convenonal swimming pool filtra- on systems”.

Gaylord Palms Resort and Convenon Center in Kissimmee, FL, revealed what is said to be the largest expansion in the hotel's history. Cosng $158 million, the project adds more than 100,000 square feet of meeng space and 306 guestrooms in the new Gulf Coast Tower. As a result of the expansion, which began in 2019 and opened in summer 2021, Gaylord Palms now has more than 500,000 square feet of meeng space and 1,718 guestrooms. Indoors, the new Coastal Ballroom has more than 30,000 square feet of space. It is complemented by an addional 30,000 square feet of breakout meeng rooms and 30,000 square feet of space for pre-funcon gatherings. The Coastal Ballroom also has color-changing LED lighng that can be programmed for any gathering or meeng theme. Lights in adjacent meeng rooms are designed to be equally flexible, and they can create a variety of looks.

Disney's Riviera Resort is a Disney Vacaon Club resort at the Walt Disney World Resort in Bay Lake, Florida. It was built by Disney Experiences between Epcot and Disney's Hollywood Studios. It is the first newly constructed resort to be served by the Disney Skyline gondola system and the 15th Disney Vacaon Club property to be built. The resort is themed aer Walt Disney's trips and experiences in Europe and a love of the French and Italian Riviera. It opened on December 16, 2019 . Being a part of the Disney Vacaon Club, The Riviera Resort offers guests mulple room styles ranging from Tower or Deluxe studios to one-, two-, or three-bedroom villas. Villas include accommodaons for up to 12 guests. The resort has overall has 300 rooms, a full -size pool, a leisure pool, and a shallow interacve splash area for small children.

The Yard at Ivanhoe is a mixed-use development in the heart of Ivanhoe Village located near Downtown Orlando. The Yard includes over 27,000 SF of retail/restaurant opportunies, 591 apartments, and ample surface and garage parking. The Yard at Ivanhoe includes a roof-top pool, a 3,000 SF venue space, and a 6,000 SF gym. The Yard takes “modern architecture styles blended with tradional elements from the neighborhood’s character. The care placed into this concept is emphasized throughout the designs with details such as steel drums incorporated from the original site.” Aventura Hotel (Project 927) Owner: Universal Studios of Florida General Contractor: Hensel Phelps Architect: Lindsay Pope & Brayfield Engineer: Lindsay Pope & Brayfield Start & End Dates: 01/2017—09/2018 The project broke ground in early 2017 and included site work, ulies, hardscape, landscape and hotel con- strucon. Coordinaon on site was crucial since the new tower was surrounded by I-4, two acve hotels, a water park, and connected to a new five-story parking garage that was built concurrently. During crucial build mes, Hurricane Irma made land fall in the late 2017. Despite the aermath causing a two-week delay of work, the Aventura Hotel project teams quickly dusted off their boots and were sll able to reach the milestone topping out date in December 2017. This fast-tracked project went from the 1st floor to the 10th level deck in just five months and topped out in 11 months. The Aventura Hotel is Universal Orlando’s first stand-alone, high-rise hotel and is the tallest hotel on Universal property. The hotel topped out at 17- stories, with 403,000 SF. The 600 guestrooms, including 13 kids’ suites, provide an excellent sanctuary from the excitement of the parks, with modern finishes that emphasize calming, natural colors, and plenty of light from floor-to-ceiling windows. Other amenies on the property include a pool with an outdoor bar, hot tub spa, splash pad, fire pit, fitness center, a game room with VR experiences, a fast-casual food hall with five different cuisine opons, and a rooop bar with panoramic views of Universal and Downtown Orlando.

Dr. Phillips Center for the Performing Arts is one of the major events centers in the city established in the year 2011. It was built in the under the guidance of the renowned architect Barton Myers. It has spaces like Walt Disney Theater, Steinmetz Hall, DeVos Family Room and the Alexis & Jim Pugh Theater, all of which are well-equipped with modern light and sound installaons. This project consisted of the construcon of a two-level, mul-purpose facility on approximately 13 acres in the heart of Orlando, Florida. The project’s first phase included the construcon of a $201M, 250,000-SF facility. The inial structural steel framed building included a 2,700-seat Broad- way-style theater (aka Amplified Hall), a 300-seat mul-purpose (community) hall for smaller perfor- mances, and a 300-seat banquet room. The building also houses rehearsal rooms, banquet space and educaonal facilies. More than 3,000 guests can enjoy shows from Broadway, music, dance, comedy, fesvals and even weddings in this magnificent performing arts center.

On September 29, 2006, aer years of on-and-off negoaons, Orlando Mayor Buddy Dyer, Orange County Mayor Richard Croy, and the Orlando Magic announced an agreement on a new arena in downtown Or- lando, located at the southwest corner of Church Street and Hughey Avenue. The arena itself cost around $380 million, with an addional $100 million for land and infrastructure, for a total cost of $480 million (as of March 8, 2011 the arena was expected to be within $10 million of the esmated cost). It is part of a $1.05-billion plan to redo the Orlando Centroplex with a new arena, a new $375-million performing arts center, and a $175-million expansion of the Citrus Bowl. When it was announced in the media on Septem- ber 29, it was referred to as the "Triple Crown for Downtown".

The showcase opened with Club Disney, featuring an electric club environment with a DJ Club Host and dance floor. Lightning McQueen’s Racing Academy debuted on March 31, 2019, in which McQueen appears live on stage to share his racing knowledge using a state-of-the-art racing simulator.

The drawings are then used in the layout of conduit and raceway systems, deck layouts, and prefabricaon of common assemblies all tying into our Trimble Total Staon for digital field layout. Prepare • Preplan • Prefab Prefabrication is an important part of our culture at Tri-City Electrical Contractors. It has been defining the practices of our craftsmen, from apprentice through project management. Our team excels in identifying repetitive field installations and adapting them to LEAN manufacturing processes. Prefabrication positively impacts our projects through:

We prefabricate and assemble electrical components in our 10,000 square foot facility. Our shop provides all the equipment, materials and workers needed to create the modular building blocks required for today’s fast -paced projects.

Prefabrication will be a major factor in the success of our projects in the years to come. By focusing our efforts in every area of prefab now, we’re laying the groundwork to improve our processes and evolve into a more efficient contractor.

We’ve increased our focus on prefabrication by developing dedicated processes and teams to plan, manage, and install prefabricated components in multiple market sectors. On healthcare and commercial projects alone, we’ve installed several hundred manufactured components and managed a variety of subassemblies installed by our trade partners.

The key is to be engaged early and oen. ◊ On a project with lile room for storage and laydown, handling material is a major part of controlling safety and quality. By ulizing the “on me delivery approach”, material can be managed in a way to ensure the project is working as efficiently and safely as possible. Nothing will deter safety and quality faster than a project that is hindered by material storage. Tri-City works with our vendors and subcontractors to ulize the on-me delivery approach and to pracce lean technics.

◊ Tri-City ulizes our quality control management program. Internal checklists are created to ensure everything is installed per contract requirements, BIM requirements, manufacturer requirements, field generated changes and the work is installed to our highest standards. The work is reviewed and signed off by an independent quality control manager who works in conjuncon with our field staff but reports to Project Management. The quality control manager also aends scheduling meengs and works with the Superintendent to schedule inspecons. This helps reduce the need for re- inspecons and the loss of valuable me. ◊ By ulizing the Autodesk Build program, we can generate checklists, track assets, issues, reports and procurement logs. This informaon is then shared with the field team to make correcons. This becomes a topic in the daily and weekly toolbox talks and is tracked by the Quality Control manager. ◊ When the scope of work requires an outside source, Tri- City will sub-contract with independent tesng agencies to ensure the best quality product is ready for the end user.

◊ As with all projects that we are involved with, Tri-City Electrical Contractors Inc. will perform its work in a safe manner, follow the General Contractors Safety Rules, comply with OSHA Regulaons, and execute Tri-City’s Safety Program. ◊ We train all workers using safety and competency training for all construcon acvies. Training cards also include a statement from the company presi- dent empowering them to stop work as needed for any perceived safety issue. Every worker is part of the safety team, responsible to watch out for not on- ly each other but all persons on the jobsite.

Safety Approach Narrave

EHS Training & Orientaon: All workers assigned to the project will be required to aend Turner’s site-specific orientaon. In addion, they will be required to aend Tri-City’s site-specific orientaon to go over the Site -Specific Safety Plan and Job Hazard Analysis. Any Turner Construcon EHS Policies that are above Tri-City’s EHS Policy, will be enforced and communicated to all workers, the first day that they are assigned to the project. EHS Implementaon and Oversight: Tri-City will be assigning mulple Site Safety Representaves (SSR) to this project to support, implement, and enforce Tri-City Electrical Contractors, Inc. and Turner Construcon EHS Programs. Tri-City Divisional Safety Managers and Directors will also be frequently vising the project to support our SSR’s and Turner safety personnel to enforce the EHS programs. Safety Managers will also be onsite during High Hazard Acvies. SSR’s and Safety Managers will parcipate in the project safety meengs and site walks. All site walks will be documented on Tri-City’s Site Safety Inspecon form and submied to Turner Construcon weekly. Emergency Preparedness and Response for emergencies is a crical aspect of the projects EHS programs: ♦ Turner being the host controlling contractor, Tri-City will follow Turners Site Specific Emergency Acon plan. That plan will be communicated to all workers when they are assigned to the project. ♦ In addion, Tri-City has developed a detailed emergency acon plan for Hurricane Preparedness and Recovery which is broken down into 5 phases. Tri-City will support the project by ulizing this plan and collaborate with Turner Construcon. ♦ Tri-City implements a strict accident and incident policy.
