HI-LIGHTS O ct . 25 - N ovember 7, 2019 Utilizing its longstanding expertise in the industry, Sen- tient Buildings installed elec- tric heat pumps as well as thermostats in each apartment, allowing for individual tenant control without needing to rely on the centralized boiler HILADELPHIA, PA — Sentient Buildings , a cloud-based build- ing automation company an- nounced it has enabled Uni- versity Square in Philadelphia, a 442-unit affordable housing property for seniors, to achieve substantial energy savings while maintaining comfort.

The electric heat pumps oper- ate as the building’s primary energy source above 30 degrees Fahrenheit, and provide more efficient, targeted heating and cooling to individual units when necessary. For example, some apartments may be natu- rally warmer during certain times of the day if exposed to direct sunlight. Orbach Affordable Housing Solutions recently completed its transformation of Univer- sity Square, following a $25 million investment into the property. “We are very proud of this project,” said Jay Reinhard , president of Orbach Affordable Housing Solutions. “It is our mission to ensure families have a safe, comfortable place to live, and with the transformation of University Square, we are providing our tenants with the improved community they deserve.”  “We needed a partner that really understood our opera- tions to expand our services into the Delaware market,” said JimO’Connor , president of PeachTree Health Group. “We felt comfortable working with the J.G. Petrucci team again since they brought so much value and knowledge to our project in Warminster, PA. The team achieved our full development approvals in less than 4-months and construc- tion is coming along much quicker than we had excepted.” The project was designed by Cerminara Architect . Bohler Engineering is the civil engineer. Construction work is being completed by J.G. Petrucci’s in-house con- struction firm— Iron Hill Construction Management based in Bethlehem, PA.  design, activity rooms, physi- cal therapy services, exercise rooms, and more.
