Car Parking Considerations Checklist:

Wheel stops to be provided to all parking bays. Consider a number of public electric car charging bays.

Access into and within car parks is to be clearly marked with suitable signage, floor marking, lighting and speed limit signs to ensure safe and ecient access for vehicles and pedestrians. Where car parking is provided under cover, an adequate supply of ventilation must be provided. Where mechanical exhaust fans are provided in below ground car parking areas, they shall be fitted with air quality sensors, variable speed fans, ventilated roller doors and other controls to reduce energy consumption. Ensure car spaces are not allocated to apartments. Allocation and access management of car parking area and spaces is to be determined by HCA. Provision for bicycle parking should be provided as per the relevant Australian Standard an or relevant authority.

Note: Any reductions in car parking numbers to be confirmed with HCA prior to finalising submission to local authorities.

High Density Car Parking Considerations Checklist:

Where possible car parking should be provided at basement level to improve the relationship of the building with the street and to minimise negative impacts of vehicular movement and parking. Consider a loading bay and vehicle requirements of tenants moving in and out. Ensure a standard moving truck can be accommodated and clearances considered to enable trucks can easily access lifts and entries. Allow for a lockable storage room large enough for tenants moving in or out to store the contents of their apartment, nominally 30-40m2.

SDA developments include at least one designated vehicle set-down and pick-up zone for use by occupants with a disability. Ratio of accessible car spaces for SDA dwellings is to be determined on a case-by-case basis in consultation with HCA.
