Where meeting rooms are provided, they need to be flexible, functional and robust. The location and size will be project specific and should be discussed with HCA in the briefing phase of the project.

Any new development should create an urban environment that enhances personal safety and property security and where people feel safe to live or visit at any time.

The design and detailing of buildings and landscape to avoid recesses where people can be concealed from view and may become security risks. Material specification and landscape design to deter vandalism and grati. Include sightlines that encourage passive surveillance. Dwellings and building entrances to have direct views to the street wherever possible. Lighting to all entrances, main entry pathways and resident car parking facilities. Lighting levels near CCTV cameras (where provided) needs to be sucient. CCTV cameras should be provided to all external pedestrian and vehicular access and egress points, communal lobbies, lifts and any bin rooms. All basement carparks require automatic garage doors connected to security system. All security measures must tie in with emergency fire egress systems. All public entry points to have an intercom system with voice and video capabilities installed within each apartment. In response to covid, hygiene needs to be considered as part of the safety strategy for all sites. This would include material selection (especially at high trac touch points), maintenance and lifecycle and cleaning regimes.

Access to a kitchenette or tea making facilities with hot and cold running water, provision for a bar fridge and associated power requirements. Consider a second point of egress depending on the meeting room function and cohort. Heating & cooling system appropriate for the size of the area. Meeting rooms are accessible for people with a disability.

Ensure the design and layout of buildings and public spaces contribute to safety and perceptions of safety.

Provide safe walking and cycling routes through the site

Ensure the layout of the site, location of landscaping and siting of buildings and public open space maximises passive surveillance. All lobbies and lifts should be secured with the agreed keying system or electronic access control system for the building. All floors to have restricted access to ensure residents access their floor only. This applies to lifts and all communal stairs.
