Section Summary

Kitchen joinery must be function and provide adequate storage for the number of occupants. Consideration to the durability, life cycle, maintenance and cleaning needs to prioritised in the material selection and detailing of kitchens.

Appliances need to be locally sourced, easily maintained with parts readily available within Australia. HCA’s maintenance team will need to approve any proposed substitutions.

Provide as a minimum: •

All kitchens must include space provisions for oven, cook top, garbage bin cupboard, refrigerator, rangehood, microwave oven and dishwasher. A fridge space with a minimum width of 900mm is to be allowed for the residents’ own refrigerator. Fridge openings to be left as free space not built into joinery so tenant fridge sizes are not restricted. Appliances to be as per HCA specification. Similar or equal substitutions require HCA approval.

One bank of four drawers, approximately 600mm wide, with a cutlery tray to the top drawer.

Full height pantry shelved or proprietary slide out. Min 450 wide. Cupboards under benches generally. Where the tenant cohort is predominantly elderly residents, consider drawers for under bench storage in lieu of cupboards due to ease of access.

Overhead cupboards to walls in the kitchen area

Space for rubbish bins to be provided at the end of the kitchen joinery in preference to bins cup- boards.

Overhead cupboard over refrigerator space. Ensure that a standard height refrigerator is not impeded by this shelf. Provide a single shelf to all cupboards under benches and two adjustable shelves (where space permits) to all overhead cupboards. Chrome plated or white cover plates where plumbing pipework and gas pipework passes through the carcass. The Contractor must locate GPOs for white goods so that they are accessible with the white goods installed.

Gas appliances are not acceptable.

High Density Appliances Considerations Checklist:

Fridges spaces may be reduced to 600mm but preference for fridge openings to be left as free space and not built into joinery, so tenant fridge sizes are not restricted. Bin cupboards/drawers may be acceptable where space is limited, and bins can be accommodated under kitchen sinks. Future space provision and plumbing to be provided for a dishwasher (no dishwasher to be provided. Consider utilising this space by incorporating temporary or removable shelving.

Future space provision and plumbing to be provided for a dishwasher (no dishwasher to be provided. Consider utilising this space by incorporating temporary or removable shelving.

Kitchen joinery needs to be designed to be flexible and to ensure joinery can be cost-eectively modified in the future to meet the needs of residents with a disability. Bench adjustability between 750mm & 900mm preferrable if budget permits. Consider drawers for under bench storage in lieu of cupboards due to ease of access.

Slide-out, drawer-style dishwasher to be provided, installed in accessible location. Side opening oven to be provided, installed in accessible location.
