Section Summary
Low Density Laundry Considerations Checklist:
In general, communal laundries are not desirable and would only be considered in larger multi-residential developments (approximately 10 or more units). If provided, secure access is to be provided to communal laundries. If individual apartments contain washing machine taps, there is no requirement for a communal laundry. The appropriateness of implementing a communal laundry should be confirmed with HCA at the briefing stage.

Laundry facilities must be provided in a separate room for family housing with 2 or more bedrooms. European style laundries within kitchens and entry corridors are acceptable for town house developments with 3 or more dwellings per site. Space for freestanding / top loading washing machines should be provided.

Full height sliding door is not acceptable as natural ventilation for laundries – mechanical ventilation must be provided. Allow a clear space in front of laundry appliances on no less than 1200mm. Taps and GPO to washing machine to be located in a position that is easily accessible. Generally, residents have top loading washing machines, but consideration should also be given to the potential for residents to have front loaders. Confirm the most appropriate solution with HCA prior to documenting. Laundries integrated within bathrooms must be housed in a high moisture resistant carcass finished with polyurethane panels. Provision for clothes drying rack or clothesline to be fixed in place. Ensure there is a full height space for storing of taller items such as mops and brooms. This can be an alcove; it does not need to be within a joinery unit. Laundries are to be provided with a stainless-steel tub with suds bypass and associated tapware.

All SDA dwellings have a designated space and services for laundry facilities within the dwelling – communal laundries are not acceptable for SDA residents. A 300-350mm high plinth is provided for installation of laundry appliances Washing machine, dryer, and laundry trough to be provided to all SDA apartments. European style laundries within entry corridors are acceptable for SDA apartments.

European style laundries within kitchens and entry corridors are acceptable for apartments. Laundry facilities within wet areas is acceptable for apartments. Communal laundries are generally not desirable but if they are agreed CCTV and security access control needs to be provided as well as two points of egress. In relation to communal laundries a service fee or bulk provision of services needs to be implemented otherwise this cannot work financially, Embedded networks should be considered to achieve this.
