Balconies should create a functional outdoor space that can accommodate furniture and planting with focus on sunlight, orientation, and functionality the primary design focus.

Courtyards are an extension to the living space of a resident’s environment. As such these spaces should be light filled, well orientated and functional.

Courtyards should be a minimum of 25m2 unless otherwise nominated in state-based regulations.

Balconies to have integrated drainage, it is not to acceptable drain over edge of balcony. Balustrade details (if not a proprietary system) must be engineered as part of the structural engineering package. Balconies areas should be free of any heating or cooling plant. Where this is not practical, the plant must not be visible from the ground. All balcony and private open space door thresholds are to be step-free hobless. Where this cannot be achieved, HCA approval is required. Ensure there is space to accommodate at a minimum a table and two chairs for a 1-2 bedroom apartment and a table and 4 chairs for any 3+ bedroom apartments.

Low Density Courtyards Considerations Checklist:

Where several lots of outdoor open space adjoin each other consider maintenance access between areas and the potential to allow for courtyard spaces to remain open and work as a larger open space if desired by the residents. This has been particularly beneficial in our SDA developments.

SDA Courtyards Considerations Checklist:

Refer to NDIS SDA Design Standard. Additional HCA requirements include: • Consideration given to the provision of raised garden beds • Consideration given to the provision of an accessible clothesline •

SDA Balconies Considerations Checklist:

Courtyards to allow for placement of personal eects (furniture, pot plants etc) and maintain adequate space for circulation of mobility aids.

All balcony and private open space door thresholds are to be step-free hobless. Threshold ramps are not acceptable. Where feasible, balconies allow external view from a low height (ie. 1000mm AFFL) – balustrading does not obscure view.
