Materials should be robust and durable to provide longevity and reduce ongoing maintenance. External materials should be hard wearing, easily cleaned and easily repairable.

Weather and draft proofing measures should be specified and installed to increase the thermal comfort within the dwelling.

The façade shall provide a weatherproof barrier as required by the BCA. Complex details should be avoided to all areas of the building envelope, particularly where there is increased the risk of water penetration. Water-proofing design should be simple, minimise number of interfaces at any one point and carefully consider the location of all interface points (joints). Ensure weather and draft seals are provide to all external windows and doors as required. Provide draft seals to internal doors to increase thermal comfort.

Cladding systems are to remain intact and waterproof under the local climatic conditions and provide adequate means of dealing with vapour pressure, condensation, corrosion and thermal movement. All cladding material shall be mechanically fixed in accordance with the manufacturer’s details. The materials palette must be developed as part of the integrated architectural and interior design concept. Use materials with a proven track record. Face brick, concrete, sheet metal and pre-finished panels are usually desirable applications. Material selection should be appropriate to the context and not rely on alternative solutions or additional measures to comply with relevant standards. For example, avoid using external wall cladding that relies on water sprinklers to increase the fire resistance level (FRL) of the product. If using metal cladding it is to be installed no lower that 1200mm AFFL. Integrated finishes are preferable to applied finishes and paint finishes are to be avoided where possible; where painted walls are unavoidable; they are to be painted with Dulux Acra-Tex or equal approved. Large areas of render or painted surfaces that require scaolding to maintain should be avoided. Ensure proprietary systems including any vapour or waterproof barriers have been captured in wall types and façade build ups.

Cleaning and maintenance procedures and strategies are high priority for HCA. Ongoing cleaning, maintenance and replacement costs must be minimised through- out the design process.

Consider the potential to recycle materials.

Roof top anchor points for abseiling. Refer to C4.10 Roofing section for more detailed roof access and OH&S requirements. Box gutters and dicult to reach roof structures should be avoided. Window cleaning should occur preferably from the ground or apartment balconies. Bin areas should be designed to encourage proper use and minimise reliance on property ocers to constantly monitor these areas. All specified materials and systems must be reviewed with the HCA property maintenance team to ensure Lifecyle has been determined and HCA contractors are comfortable with the ongoing repairs and maintenance. All parts and accessories must be readily available locally and cost eective. A list of all suppliers, warranties and contractors for all external building elements and maintenance regimes shall be provided to HCA.

Toughened glass should be avoided where possible and where not possible it must be specified to follow steps to minimise risk of failure due to nickel sulphide inclusions. Aluminium where used is to have powder-coat finish to internal areas and any external areas that will be subject to regular contact with occupants or maintenance persons. The diculty of matching the finish in repairing damage to anodised finishes must be considered. The ‘soft’ nature of PVF2 must also be considered and addressed.
