Downpipes and other attachments Considerations Checklist:
Windows and doors should be selected and located to provide full weather protec- tion acoustic performance as required, ease of operation and cleaning, high quality of finish, low maintenance, accessibility, and security.

Subject to any government or planning authorities’ acceptance, downpipes are to be concealed within the façades of the building where possible. Any necessary exposed downpipes and fixing brackets must be colorbond steel, exposed galvanised steel, painted plastic or similar approved by HCA. Exposed pipework is not permitted on balconies where the balcony protrudes from the general façade line.

Flyscreens to be provided to all operable windows. Locking awning windows to be provided as standard.
Provision for windows within an individual apartment to be keyed alike. Roller blind to be provided to all windows. Allow for future curtain rod installation. Aluminium door and window systems are to be commercial grade. Glass in windows and doors in nominated areas can have a body tint. The window system must provide acoustic insulation in accordance with an Acoustic Noise Impact Assessment Report, Council and BCA requirements. Windows must comply with relevant thermal performance requirements. All window should be double glazed units unless approved by HCA. All windows and sliding doors must have fitted key locks. Colours are to be selected from readily available standard ranges with a minimum 10-year warranty. Consideration to maintenance and cleaning of windows. Preference is to be able to clean windows from ground or balconies. Window cleaning facilities must comply with Building Code of Australia and statutory codes. If planter boxes are proposed to be incorporated into the window reveals, consider access and maintenance. Removable restrictors are not accept able in dwellings. Window locations in habitable rooms should not be compromised and should provide a positive outlook, capturing any available views. Avoid habitable rooms with a narrow ‘snorkel’ layout. Skylights, generally, should not be openable and design consideration should be given to preventing any water ingress or maintenance issues.
C1.05 Detailing
Detailing Considerations Checklist:

Building elements such as balconies, roofs, screens, and window hoods should be designed to be ‘integral’ to the building rather than appear to ‘bolt on’. Avoid moving parts that are likely to break and require increased maintenance. Ensure ventilation gaps and vapour barriers are allowed for as required and per any manufacturers specifications and to ensure condensation does not build up within walls and ceilings.
