C3.01 External Doors
Common Areas and Service Doors
External dwelling, communal areas and courtyards.

Plant rooms must be keyed alike unless an Authority requirement dictates otherwise. Where specific keys are required by an Authority, provide Key tubes for the Authority to gain access to the site-specific keys.

Doors and frames should be selected to provide required criteria such as fire rating, exterior grade etc, appropriate access width including special requirements for disabled access.

Common area facilities must be keyed alike.
All common areas must be keyed to dier from apartment keys. Common area courtyards and communal spaces are to be secured by self-closing and lockable gates. Keying to the gates are to be the same as Main Entry Doors.
Door Consideration Checklist:

Commercial grade aluminium frames required for all windows and sliding doors.

All entry doors to apartments to be fitted with a door closer.
D-Pull style door furniture is preferred.
Flyscreens are to be provided to all sliding doors.
All external doors to have a lockable security door (ground floor only). All security doors to have a self-closing mechanism and restrictor (no chain stops).

Main entry door widths should comply with LHA ‘Gold’.
Furniture and fittings are to be of suitable quality for use apartment doors and all external windows and doors require all round weather seals. Use D-handles for all sliding glass doors.

Provide a master key for HCA.
High Density Door Consideration Checklist:
•
Main building entry doors that are commercial grade with heavy duty ball-bearing hinges and anti-lifto pins. Hinge rating to be a minimum of double the door weight. Alternatively, install additional hinges. Provision for main access doors, common area doors (waste bin/bulky goods room) and unit entry and balcony doors where possible to the individual apartment to be keyed alike All main doors (sliding and other locked security doors) shall release/disengage upon the initiation of the fire alarm. Refer to section D6 ‘Fire Services & Egress’ for further information.

The main building entry door should meet the requirements of the ‘high physical support’ design category. Main building entry doors are automated with a door opener/closer, controlled by fob and/or push button.
