Section Summary

Internal linings must be robust, easily repaired and fit for purpose.

Walls must be based on approved systems and fit for purpose. All specifics of all walls ie. fire, smoke, acoustic, impact resistance, waterproofing etc must be detailed and incorporated prior to tender.

Internal Linings Considerations Checklist:

Wall types to be specified using the CSR wall systems (Red Book) or similar approved to ensure compliance and fit for purpose systems are documented.

Walls Considerations Checklist:

Allow for wall thicknesses that can accommodate a variety of wall construction types and finishes. Wall thickness must be determined prior to planning commencement to avoid future problems. Generally external masonry walls are acceptable. Generally, brick party walls with bagging or render or direct-stick plasterboard are acceptable. Walls must comply with acoustic engineer’s advice regarding acoustic protection of external walls and internal partitions. Lightweight wall construction systems are acceptable for all internal walls. Generally, 13 mm impact resistant plasterboard on timber stud at 450 mm centres is acceptable. Provide 13mm plywood to the stud walls of all bathrooms and powder rooms for all designated ‘Silver’ level bathrooms as per LHA Guidelines for future installation of grab rails/handrails. External walls to include ventilation openings, flashings, damp-proof courses, termite control and control joints. An acoustic engineer is to be engaged to determine the acoustic requirements.

Mould-resistant silicone to all internal tiled corners.

Bathroom spaces should be acoustically separated from other habitable rooms.

Linings and wall build ups to consider service zones.

All services must be concealed. Where there are exposed masonry walls internally, ensure all services are located and future proofing allowed for to avoid rebates or exposed conduit having to be installed at a later date. Fire, acoustics, and insulation must meet code requirements. Consider locations of any equipment that could be added by the tenant that may compromise the fire or acoustic properties ie. wall mounted TVs. An acoustic engineer is to be engaged to determine the acoustic requirements.

High Density Internal Linings Considerations Checklist:

It is preferred that fire rated and acoustically treated walls between apartments are masonry. Hebel panels are considered masonry. Lightweight Gyproc systems are still acceptable.

SDA Internal Linings Considerations Checklist:

Wall finishes must be robust to withstand physical damage resulting from collisions between mobility aids and walls. Consider discrete corner guards. Full height water-resistant lining to shower recess and any walls exposed to shower spray.
