Acoustic design is critical to creating harmonious space whether private or communal for residents to enjoy.
To provide for a safe and secure and accessible living environment for residents and enable the ecient and eective monitoring and control of activities within and around the buildings.
Acoustics Considerations Checklist:

Non-habitable spaces of adjacent apartments are to be back to back to minimise the requirements for impact rated walls. In ceiling space hydraulic services located over habitual areas must be acoustically treated. Ensure a high level of acoustic privacy (BCA as a minimum). It is a requirement that an acoustic consultant is engaged to prepare a report detailing acoustic requirements of building fabric including but not limited to roofs, walls, floors, windows, and partitions. Limit the number and size of openings towards noise sources. Use adequate seals on openings to prevent noise transfer through gaps and acoustic glazing. Ensure acoustic privacy from structure-borne noise, particularly from areas with hard floor finishes above, by ameliorating noise transmission through ceilings. Bathrooms and laundries should be acoustically separated from other habitable rooms.

Access controls such as card and fob readers are installed at a consistent height, between 900-1100mm AFFL and not within 500mm of an internal corner.

Video intercom link to main building entrances, and car park entrances and to each apartment. Video intercom access from main building entrances is required only for the apartments directly accessed from the nominated entrance. Video intercom handset with building entry door release in each apartment. Doors in common building areas to have capacity for future automation. One standard access control method is provided throughout the building – fob or card readers are preferred Card readers in the lift cars to control access of unit occupiers. Main building entrance doors are to have fob or card readers and electric latches.

Wherever possible, communal corridors and stairways, service risers and lifts are to be positioned away from bedrooms, living, and dining areas. Wet areas are to be stacked vertically where possible to minimise requirements for acoustic ceilings.

Fob or card access and exit to any vehicle entrance.
Access from common area courtyards into buildings is to be by the same entry fob or card as the main entry. The provision of 2 fobs or cards for each 1 and 2 bedroom apartment, and 4 fobs or cards for a 3 bedroom apartment, plus 20% spare are to be provided. Lift access should only be provided to the resident’s floor and no other floors within the building unless there are communal spaces located at those levels. Consideration should be given to the use of fire stairs as a means of access and employ the same access restrictions that apply to lift access. The fob or card system should be able to be managed by HCA once handover is complete. CCTV to all lifts, lobbies, pedestrian, and vehicle entrances.
