I’ll provide you with a personalized MLS portal to keep you up to date on new listings as they come on the market, including listings that are not yet available to the general public. I’ll schedule private showings for any property you want to see - including for sale by owner and new build homes subject to thier consent. I’ll help evaluate properties that interest you and provide comparaitive analysis, pricing opinions, and other neccessary information We’ll work together to craft a strong offer and negotiating position, and I’ll explain all your options and considerations. I’ll always negotiate in your best interest and at your direction to get you the best possible price and terms. I’ll explain each document you’ll be using through the transaction and provide copies in advance. I’ll assist you with inspections, inspection reviews, and appraisals, and negotiate for you in the event of needed repairs and other contingencies. I’ll advise you on the value of a home warranty to ensure you’re protected after close of escrow and will negotiate for the seller to pay for it. I’ll work with your lender and esccrow officer to ensure a smooth and accurate closing process. I’ll help connect you with trusted vendor partners such as lenders, title company, movers, insurance providers and more to help make your transaction easier, I’ll attend the closing with you to answer any questions that might arise. I’ll arrange and help with a final walkthrough before closing. I’ll review all settlement documents I’ll provide you with your keys to you new home and celebrate the achievement with you.

Financing - The First Step to a Successful Purchase If you’re not paying cash, start with a lender’s pre-approval. It tells you your budget, proves to sellers you're serious, and lets you move quickly when you find the right home. It’s a simple process done online or by phone. I’ll help by: Provide a list of lenders who can pre- qualify you and confirm your price range Collaborate with your lender on a bridge loan if you need to buy before you sell Provide any requested contract documentation Walk you through the entire process

Property Evaluation

A benefit of having a trusted agent is their familiarity with required disclosures, recommendations, inspectors, and reviewing reports. I will: Assess how your selected property compares to others on the market. Request the Disclosure Package and other necessary information from the Listing Agent. Discuss additional inspections or reports and determine the time frame for needed contingencies. Explain the typical timing of the HOA process to receive and review community documents.

Writing a Competitive Offer When we locate a property that meets your needs, I will provide a market analysis and strategy to determine an offer price and terms and negotiate on your behalf. I will: Communicate with the listing agent to get the best information possible about competing offers and the sellers’ preference regarding terms and timelines. Review comparable sales and discuss the price and terms that can best position your offer. Prepare a compelling offer with the relevant addenda and disclosures and submit the loan qualification and proof of funds with the offer. Get signatures and initials on all offer documents to provide a complete offer.

Presenting your offer Representing you in the best light, I will work to secure the home you desire with terms that benifit you. I will: Present the offer in a timely manner Maintain clear lines of communication and forward any counteroffers for your review. Discuss with you options to enhance counteroffers including requesting concessions in lieu of offering a lower price. Negotiate on your behalf and write any addenda or subsequent counteroffers.

Accepted Offer & Escrow Once an offer is accepted and home inspection is accomplished, both the buyer and seller will need to sign a more detailed contract known as a Purchase and Sale agreement. At this time the transaction enters the escrow process.

The escrow process is designed to protect both the buyer and seller by holding funds and necessary documents with a neutral third party - a title company.

After your offer is accepted, the title company opens an escrow account and you’ll deposit earnest money (typically 1-2% of the purchase price). During the escrow period (usually 30-60 days), key steps include appraisal and mortgage finalization (both performed by your lender), and a title search (performed by the title company) to confirm no outstanding claims on the property. I will assist you in arranging homeowner’s insurance and removing contingencies to proceed with the sale. Nearing the closing, you’ll review a disclosure of closing costs, conduct a final property walk-through, and transfer your down payment. At closing, you’ll sign all documents, and the deed will be recorded, officially transferring ownership to you. Post-purchase, your lender may manage an ongoing escrow account to cover property taxes and insurance, rolled into your monthly mortgage payment.

Home Inspection and Other Contingencies There may be numerous contingencies associated with your contract, including a home inspection and financing. As your buyer agent I will: Help you locate a home inspector, and arrange any additional inspections if needed. Coordinate, schedule, and attend the home inspection. Review the inspection report with you Assist you in negotiating repairs Communicate with your lender as requested Assist the lender’s appraiser with access to the home and provide comparables as needed. Guide you through any remaining contingencies

The Closing

I will arrange for the final walk- through of the property I will provide resources for Standard Home Warranty I will accompany you to the closing Upon recording of title, I will provide you with the keys.
