Owners shall have their Dwellings (including the roof) and all external improvements such as driveways, sidewalks, decks, patios, and lanai floors, walls and screen professionally power washed as necessary,but no less than once every three(3)years. (c) Owners shall clean, repaint or re-stain, as appropriate, the exterior portions ofthe Dwelling, building, structure and improvements on the Owner's Lot(with the same colors as initially approved or with another color or colors approved by the ARC),including exterior surfaces of garage doors, as often as is necessary to comply with the foregoing standards. Stucco siding will be maintained in accordance with each Builder's limited warranty guidelines. It is the nature of stucco/cementitious finish to experience some cracking and it will expand and contract in response to temperature, sometimes creating minor hairline cracks in the outer layer ofthe stucco application. This is normal behavior and considered a routine maintenance item for the Owner.Each Owner is responsible to inspect the stucco/cementitious finish to the exterior walls for cracking and engage a qualified professional to seal those cracks and repair the affected area. In addition, each Owner is responsible for inspecting the exterior paint and caulk material in the exterior wall system openings(i.e. windows,doors, hose bibs, etc.)for peeling, cracking or separating. Ifthe inspection reveals any such items, the Owner is responsible for engaging a qualified professional to clean, repair, re-caulk and repaint those areas ofthe Dwelling.Each Owner is responsible for all maintenance and repairs described herein, and they should be completed in a timely fashion to prevent any damage to the Dwelling. (d) Each Owner shall also keep, maintain and irrigate the trees, shrubbery, grass and other landscape materials located on that Owner's Lot in good repair and in a neat and attractive condition. The minimum (but not exclusive)standard for maintenance oflandscaping on the Owner's Lot shall be consistency with the approved Plans thereof and with the general appearance of the other occupied Lots in the Property as a whole when initially landscaped (taking into account, however, the natural and orderly growth and maturation of applicable landscaping, as properly trimmed and maintained). (e) Landscape maintenance shall include, without limitation, irrigation, fertilization, weeding, mowing,trimming, spraying for insects and disease, and periodic replacement of dead,damaged or diseased plantings. (f) Each Owner shall grass over, mow and keep free oftrash and debris,on a routine basis, the unpaved portion of any platted Street depicted on any Recorded Plat abutting the Owner's Lot. (g) A Xeriscape or Florida-friendly landscape landscaping plan designed and constructed in accordance with the definition of such terms in Section 737.185 of the Florida Statutes, shall be permitted. Any Xeriscape or Florida-friendly landscape landscaping plan shall be subject to review and approval by the ARC, consistent with the terms of this Declaration and any Rules and Regulations ofthe ARC,including, but not necessarily limited to,any Rules and Regulations ofthe ARC governing the implementation of Xeriscape or Florida-friendly landscape landscaping plans within the Property. (h) If an irrigation system capable of using reclaimed water for irrigation purposes is installed adjacent to or on a Lot, and reclaimed water shall be or become available, then in such events, the Association shall:(i) require the Owner ofeach such Lot to use the reclaimed water for irrigation purposes; and (ii) if applicable, charge the Owner of each Lot served by the reclaimed water system a fee for the use ofsuch reclaimed water based on either, as determined by the Association,(A)a uniform rate applicable to all Owners evenly,or(B)the volume ofreclaimed water used at each Lot.
