Andrew Morgan MBE Andrew is one of the most respected and well known estate agents and auctioneers in Bristol having spent a lifetime in residential agency and on the auction rostrum and is recognised as one of the most experienced provincial auctioneers in the country. His knowledge of property is second to none which is invaluable to one of the fastest growing agencies in the region. His love of Bristol and his obvious concern for others has led him to be involved in a huge number of charitable events throughout his career raising thousands of pounds by his entertaining charitable auctions. For this work he was awarded The MBE in The Queen’s Birthday Honours in 2013. He is chairman of several charities and is
property matters. He is currently actively involved in projects with St Mary Redcliffe church, All Saints Clifton and Clifton Village BID and other organisations in Bristol. Oliver Hollis BS C (HONS) Olly has worked in Estate Agency since 2003, beginning his career as Andrew’s junior negotiator at a local independent firm before moving on to auction assistant and eventually running the sales department. Olly then founded Hollis Morgan with Andrew in 2010.
Having been brought up in Clevedon his family moved to Bristol in the early 90s where with his two brothers he attended Clifton College. As a gap year he worked as a swimming pool salesman in Oxford before moving to Cardiff to complete a

“ he start of the September Auction was so frenetic that I thought I was witnessing a major upward swing in the residential market. One of those moments that when you look back you can almost pin point, the day and the hour when the graph of sale prices started a steep upward trajectory confirming the start of another periodic property boom. After fierce competition, the first Lot, an a former council house in Shirehampton, in need of modernisation with a price guide of £150,000, sold for an amazing £216,000 whilst a derelict house in Kingswood, no-one was able to view prior to the sale, achieved almost £60,000 more than guided. Some pre-auction offers were so strong that our clients did not wait for the auction as with a house in Greenway Road Redland where an offer of £130,000 above the asking price was received and accepted. Properties outside of Bristol also reflected this enthusiasm with sales of property and land in Nailsea, Alveston, Cold Ashton and Cheltenham. The euphoria did not last for the whole auction as there were other properties, with less to offer, where the bidding was not so keen and it was difficult to achieve sales. All this just reflects the complex times in which we live. Anything which can be described with that ubiquitous word ‘potential’ can produce a spectacular result. Less interesting situations are harder work. I look forward to an interesting and successful November Auction at the end of an unusual but, nonetheless, successful year. T

useful bidding tips BUYING at auction In advance of the auction, work out the top price you are prepared to pay for the property – it is very easy to be carried away in the excitement of the saleroom!
Make sure you obtain a bidding paddle and sit in a position where you can see the Auctioneer and, most importantly , where you can be seen.
The Auctioneer, as well as strategically placed spotters, will be scanning the room for bids. Last minute and unclear bids may not be seen.
The Auctioneer will call the successful bid three times and, if there are no further bids, the fall of the gavel will mean the property is sold .

It may seem a daunting process to buy in a saleroom but if you follow these guidelines it is a very straightforward and enjoyable process. Do not be afraid to ask for guidance from us – we are there to help you. Can I attend an auction to see what happens? An auction is a public event you are most welcome to attend. We recommend that anyone thinking of buying by this method attends auctions in order to familiarise themselves with the process. How do I find out about new properties? Join our mailing list by either calling the office or send us an email via our website. How do I view the property? Viewings will be arranged and times published. You can view at these times without making an appointment. Arrive early to take advantage of the maximum viewing time. What is a price guide? An indication of the seller's current minimum acceptable price at auction. The guide price or range of guide prices is given to assist consumers in deciding whether or not to pursue a purchase. It is usual, but not always the case, that a provisional reserve range is agreed between the seller and the auctioneer at the start of marketing. As the reserve is not fixed at this stage and can be adjusted by the seller at any time up to the day of the auction in the light of interest shown during the marketing period, a guide price is issued. This guide price can be shown in the form of a minimum and maximum price range within which an acceptable sale price (reserve) would fall, or as a single price figure within 10% of which the minimum acceptable price (reserve) would fall. A guide price is different to a reserve price (see separate definition).

Buy-To-Let (BTL)… personal names or limited company?
“
When discussing BTL with clients, we always 1. refer them to an accountant and 2. talk about using a Limited Company for the purchase. Of course, there are pros and cons to purchasing a buy-to-let in a limited company versus under a personal name, but the choice depends entirely on the individual circumstances of the borrower. As an experienced mortgage broker, with links to commercial brokers, we will be able to guide you on your options and give you more insight and information on what will be the best option for you. Why purchase a BTL using a limited company? In 2017, the government set out changes in the Budget, including a reduction in the amount of tax relief available for interest on BTL mortgages, being gradually reduced until only basic rate, 20% is available (by 2021). This means that landlords will pay tax on their entire rental income and will be unable to deduct the cost of mortgage interest. Higher rate tax payers will therefore pay a lot more tax and possibly to the point where they make no profit. This has led to an increase in the number of landlords purchasing BTL investments in a limited company, due to the fact that limited companies pay corporation tax, currently at 19% but reducing to 17% in April 2019. Differences in lending As a limited company is a separate legal entity, normally the lenders stress testing is more favourable, and they tend to relax this when it comes to rental calculations. (Usually rental income must cover 125% of mortgage payments, whereas this is 145% when lending is completed in a personal name.) However, mortgage costs are often higher for a limited company and additional stamp duty costs need to be taken into consideration.
Owners of more than four buy-to-let properties (portfolio landlords) will have to disclose all property details at end of September meaning that the portfolio will be assessed as a whole and if one property performs less well than others this will affect the underwriting of the whole portfolio. Advantages Mortgage interest tax relief No tax on dividends up to £2000 No income tax on retained profits allowing more funds to re-invest Corporation tax is lower than income tax Personal advances made to the Limited Company can be drawn back out of the company via Directors loans Lenders tend to relax the stress testing when it comes to rental calculations Disadvantages No Capital Gains Tax allowance when a company sells a property (individuals have £11,100) Administration costs such as preparation of company accounts, filing at Companies House, initial set up costs, accountants’ fees Possible higher mortgage rates and reduced number of lenders. What makes the best investment? Target the growing young professional market. Walking distance to the City Centre or on good transport links. Professional sharers will pool resources to rent a 3-4 bedroom house, maximising your rental income in the process. Modern, stylish, clean and low maintenance properties. The days of magnolia walls and cream carpets are long gone. Stylish grey tones and minimalist finishes are in demand. This can be evidenced with most new build developments appearing in the City. Corporate lets can make for secure tenancies and their requirements will range from stylish studio apartments to large 4 bed houses. Regardless of the size of property, the same expectations for quality of finish applies.
What properties have the best chance of capital growth?
The Bristol market has seen strong capital growth over the last decade. With the London market becoming unaffordable for a lot of investors, we have seen more money invested in Bristol instead. More owner occupiers are also choosing to live in Bristol while working in London. Extensive redevelopment of the Harbourside area and future plans for redevelopment around Temple Meads have also helped push asking prices up. Victorian and Edwardian Houses are always in high demand and have seen strong growth due to their spacious layout and flexible space. What type of properties command strongest rents? Premium properties command premium rents. City Centre 3-4 bed houses are in short supply and so command strong rents when marketed. Unique properties such as conversions of interesting buildings (eg. The General Hospital) are prime real estate and offer high rents compared to other stock in the same area of the same size. What locations are most desirable? Clifton has long been seen as one of the most desirable areas of the City. However, premium rents and sale prices in Clifton have encouraged people to settle in other areas. This has resulted in areas such as Southville becoming one of the most desirable areas to live for those that cannot afford Clifton. The Harbourside will always maintain high demand with its close proximity to all that Bristol has to offer. Areas on the periphery of the City Centre such as Brislington, St George, Montpelier and Easton are becoming more popular and are seen as the more affordable places to invest in today’s market.
