terview Blvd. in Parsippany. The transaction followed the recent departure of DSM Nu- tritional Products, the build- ing’s former sole occupant. Colliers represented the seller and secured the buyer, an end- user. The deal was facilitated by a Colliers team led by vice chair Jacklene Chesler , vice president Patrick Nor - ris , executive vice president Samuel Horowitz and Team transaction manager Brit- tany Leventoff . The property is a 107,000 s/f, four-story office building strategically positioned with immediate access to Rte. 46, I-80, and I-287. 45 Waterview sits within one of Northern New Jersey’s most established corporate corridors and ben- efits from nearby shopping, dining, and hospitality at Waterview Marketplace. Par- sippany continues to attract major employers and invest- ment activity, with more than 765,000 s/f of leasing over the past year and an ongoing transformation of older office products into new uses. The sale at 45 Waterview highlights Colliers’ continued momentum in the Parsippany market, marking the team’s fifth office sale in the sub- market within the past year. Recent closings include 600 Parsippany Rd., 2 Gatehall Dr., 140 Littleton Rd., 2200 Rte. 10, 150 Smith Rd., and 1 Jefferson Rd., underscoring both the strength of Parsip- pany as a commercial hub and Colliers growing presence across the market. In Fair Lawn, Colliers also completed the sale of 14-01 Broadway, a 15,000 s/f, three- story medical office building in Fair Lawn. The property was sold to a private investor fol- lowing a competitive auction process. The Colliers team, led by Chesler, Norris, and Leven- toff, handled the REO sale on behalf of the Special Servicer. The property is anchored by AbraHealth Children’s Surgery Center, which occupies more than 50% of the rentable build- ing area and has operated at the site since its construction in 2012.
