OUTH AMBOY, NJ — Woodmont Industrial Partners and Joseph Wingtat Cargo commits to 96,000 s/f at the 152,100 s/f class A industrial property Woodmont secures major lease at newly delivered warehouse distribution facility in South Amboy S
livery of the newly constructed, 152,100 s/f class A warehouse distribution facility, located within the city’s Broadway/ Main Street redevelopment zone. Gary Politi and Mi- chael Viera of JLL represent- ed the landlords, and Jimo Liu of Cushman and Wakefield represented the tenant. “The lease-up of this facil- ity at delivery is a significant milestone for the project and a strong validation of the demand we’re seeing for high-quality industrial space in the re- gion,” said Anthony Amadeo , executive vice president of
Woodmont. “111 Main Street is exceptionally well positioned given its strong location to the Port – approximately 15 miles away – and Class A design that supports modern logistics operations. The project also contributes to South Amboy’s continued growth. Woodmont and Jingoli have greatly valued its partnership with the City and are proud to bring a new tenant and long-term economic value to the community.” “The lease at 111 Main Street reflects the success of our city’s redevelopment vision and the growing interest from busi- nesses seeking to invest in South Amboy,” said South Amboy Mayor Fred Henry . “Woodmont and Jingoli have delivered a thoughtfully de- signed industrial facility that brings new economic activity and opportunity to our com- munity, and we look forward to the positive impact this new tenant will have.” Designed to meet the needs of modern logistics and distri- bution users, the facility offers flexible warehouse space and efficient access to regional transportation networks. Fea- tures include 36-foot clear heights, 25 loading docks with 23 additional knockouts, two drive-in doors, an ESFR sprin- kler system, ample parking for cars and a dedicated lot with 26 trailer spaces. The site pro- vides convenient connectivity to major highways and ports, positioning tenants to serve both local and broader North- east markets. Woodmont and Jingoli broke ground on the facility shortly after receiving unanimous approval from the South Amboy Planning Board. Woodmont continues to ad- vance its industrial platform through a series of strategic transactions, new ground-up developments, project deliver- ies and successful lease-ups across several of the nation’s most active logistics markets. In recent months, the firm com- menced an office-to-industrial conversion project on a 30.6- acre site in Franklin Township, and completed the sale of a 15-acre industrial site outside of the Houston MSA. Woodmont Industrial Part- ners’ current portfolio totals over 7.2 million s/f across New Jersey, Pennsylvania, and Florida, including projects that are fully leased, avail- able for occupancy or under construction.
