Design Architect: CREATE Architecture Planning & Design, New York, NY Project Architect: Adams + Associates Architecture, Mooresville, NC Over 80 stores provide a blend of high end upscale retailers with traditional outlet shops, the likes of Halston, Elie Tahari and Diane Von Furstenberg meet homogeneously with J Crew, Tommy Hilfiger, Gap, Brooks Brothers, Nike, under Armor and Adidas. To quote the JV developers, the project is representative of a paradigm shift not only in the outlet industry but for retail development as a whole. Its development was a radical idea because outlet centers historically located well outside major metropolitan areas. Providing designer brands at value prices in a location with unparalleled interstate access, a strong demographic base that was grossly underserves from a fashion retail perspective create a compelling argument. Why was this particular job your favorite/most unusual? Set in an urban location near the Nation’s Capital, the architecture takes inspiration from the premier waterfront mixed use destination that is National Harbor which includes fine dining, offices, residences and a number of world class hotels. The joint venture development team selected a design architect that understood the notion that an Outlet Center doesn’t need to look cheap to evoke value. Quite the contrary, the bar was raised in terms of quality and finishes to provide a comfortable and relaxed environment featuring inviting entrances, landscaped promenades, open plazas that provide a pleasurable experience and desire to extend the shopping stay. Once the vernacular was established, an innovative mixture of traditional and modern materials sometime used in a whimsical manner achieve a strong imposed aesthetic while maintaining scale, budget and schedule of construction of outlet retail. Combining traditional aesthetics at a human scale and the unification of form, material and environment were all goals premeditated by the design team.
DMR completed the renovation of an unoccupied space for Hatch Mott MacDon- ald, a leading North American consulting engineering firm. Hatch Mott MacDon- ald retained DMR to provide professional architectural and engineering services for their relocation from Millburn to Iselin, NJ, which accommodates 330 em- ployees. DMR provided full programming of all business units for the 70,000 s/f, three-story space, as well as adjacency analysis, space planning and interior design. DMR’s design transformed private offices around the exterior perimeter to interior private offices around a center core, leaving the exterior perimeter glass wall for open plan workstations. Why was this particular job your favorite/most unusual? The Hatch Mott MacDonald interior renovation project required a new relation- ship between architect and engineer, as a consulting professional engineering firm became our client. The DMR staff worked closely with senior leadership to devel- op a design that satisfied both an engineering design mindset, that favored neutral color schemes, with the architectural designer’s desire for more color. In the end, DMR’s expertise in interior design resulted in a space that both the architect and client agreed was both functional and aesthetically pleasing.

Utilizing an innovative design and construction process, the project sits on a sustainable site, which includes non-in- vasive plants. Exceptional energy performance, water efficiency, indoor environ- mental quality, use of green materials as well as awareness and education helped this project exceed the minimum standards for Platinum certification, achieving 87.5 points in the LEED rating system.
