SANITARY SEWER SYSTEM The City of Moab sanitary sewer system will be connected to each Casita. Septic systems are prohibited in the Lionsback Resort per the DWSSP. The City of Moab will be responsible for the maintenance and operation of the sanitary sewer system and Casita owners will pay standard City of Moab sewer service fees. ELECTRIC Underground electric service is being provided to each Casita. Each Casita will have 225 amp service. The electric service has also been sized to accommodate electric vehicle charging in the garage. Casita owners will contract directly with Rocky Mountain Power for electrical service. WHAT AMENITIES ARE OFFERED AT LIONSBACK RESORT? Lionsback Resort is surrounded by some of the most incredible natural amenities that could never be replicated by man. The 9,000 acre Sand Flats Recreation Area is directly adjacent to Lionsback which offers world class mountain biking, hiking and four-wheeling. In addition to the biking and hiking trails that will be developed on the resort site, certain Club amenities, including, without limitation, the Club pool, are anticipated to be constructed along with the second phase of Casitas and will be available to Casita Club Members and certain guests (see “The LB Club” section below). The developer of Phase 1 of the Lionsback Resort is LB Moab Owner Phase 1, LLC who is solely responsible for the development of Phase 1 of the project. Invent Development Partners manages and oversees the development process. The principals of Invent Development Partners have over 60 collective years of resort and urban development from coast-to-coast. Lionsback resort will feature two- and three-bedroom single family homes known as “Casitas” ranging in size from roughly 1,600 livable square feet for the Strata Casita, 2,100 livable square feet for the Mesa Casita, and up to 3,000 livable square feet for the Spire Casita. INFRASTRUCTURE

OFFSITE INFRASTRUCTURE The Developer completed over $5.8 million of offsite infrastructure in early 2022 which brought City of Moab water and sewer, electric service from Rocky Mountain Power and Telecom (phone, cable and internet) service from Emery Telcom to the Lionsback property. This included two water booster pump stations, a 275,000 gallon water tank and a sewer lift station. The water and sewer system improvements, including the water tank, will be dedicated to the City of Moab who will own and operate the water and sewer systems. ACCESS AND ROADS The project is accessed by Sand Flats Road which is a public road under the jurisdiction of Grand County. The roads at Lionsback Resort are private. This designation allows for narrower, and slower roadways. All roads on the property have a speed limit of 15 mph intended to provide a safe and peaceful pedestrian and bicycle friendly experience. The roads will be managed and maintained by the Lionsback Property Association. Off Highway Vehicles (OHV) will be allowed to enter and exit the resort on the private roads directly between the owner’s or guest’s Casita and Sand Flats Road. OHVs will not be allowed for transportation within the resort. TRAILS Lionsback currently has two non-motorized trails, the Ridge Trail and the Mill Creek Trail. A third trail, the Sand Flats Connector Trail, has been designed and will be constructed with Phase 1. Additional trails may be constructed with future phases. WATER SYSTEM The 275,000 gallon water tank provides City of Moab water for both domestic and fire protection. Fire hydrants are located throughout each phase and the Casitas will be fire sprinklered for additional protection. The City will be responsible for the maintenance and operation of the water improvements and Casita owners will pay standard City of Moab water service fees.
